Well...what a pleasant surprise for me seeing this apartment for the first time! Tucked away in a little backwater within this quaint development of 4 other apartments, being off Grove Lane, within a couple of minutes' walk of all the amenities that Headingley has to offer...How good is that! The micro position of this apartment has got to be one of the best in the immediate location in my opinion!
What impressed me the most was the size of the apartment. It was much bigger than I expected. Having entered into the apartment's private entrance hall, your guided tour continues by entering into a spacious entrance hall. First on the right will take you into a rather elegant living room...the feel of natural light and spaciousness is rather special...The hallway also gives access to a generous private double bedroom adjacent to the living room and to an even larger bedroom at the back of the property. This room would be great as a sitting/garden room (if you had a sofa bed) as it opens straight onto your very own gravelled patio! Adjacent to the 2nd bedroom is a modern-style bathroom and next to that is the recently fitted kitchen. The apartment is double-glazed and has a gas-fired central heating system. To the rear, is your own sizeable back garden, so if you're looking for outdoor space to entertain with friends and family, this apartment would be ideal. Around to the rear of the apartments is a small garage block, 1 of which belongs to this apartment. Mind you, if you don't drive or don't own a car, you are not disadvantaged, as Headingley has everything that you will need right on your very doorstep.
So what amenities are there then? Too many to mention... But do let me know if you think there are any of value missing. Don't tell too many people though, because if you do come up with one, you may be onto a winner!

Entrance Hall
4.6m x 3m - 15'1” x 9'10”
(”T”-shaped entrance hall) What a great start to your viewing experience...light, bright and airy. There are 2 built-in storage cupboards. Wood grain effect flooring and a radiator.
Living Room
4.38m x 3.66m - 14'4” x 12'0”
(Maximum measurements into the bay) A beautiful, elegant living room which has a nice outlook too. There is a feature fireplace having a living flame effect gas fire. Wood grain effect laminate flooring, a double panel radiator and coving.
Kitchen
3.27m x 2.38m - 10'9” x 7'10”
(Recently fitted by the current owner) Here we have an extensive range of wall and floor units, complemented by granite-effect worktops. Enhancements include split-level cooking comprising an electric oven and a gas hob, which has an extractor hood above it. There is space for a fridge freezer and plumbing for a washer. Wood grain effect vinyl flooring, a radiator, coving and dual aspect double-glazed windows. There is a Worcester, gas-fired central heating boiler, which was serviced in March of this year.
Bedroom 1
3.4m x 3.04m - 11'2” x 9'12”
Here we have full-height fitted wardrobes to 2 walls. Coving, radiator and double glazing. There are pleasant views from the bedroom.
Bedroom 2
3.52m x 3.15m - 11'7” x 10'4”
This room is actually larger than bedroom one and has the added advantage of double doors opening onto the back garden's patio area, and would therefore make a fabulous sitting room, if 2 bedrooms were not of the utmost importance...a sofa bed perhaps? Wood grain effect laminate flooring, coving, a radiator and double glazing.
Bathroom
2.36m x 1.73m - 7'9” x 5'8”
Here, we have a modern style white suite comprising a panelled bath which has a mains-fed shower above it and glass screening to the side. There is a vanity hand wash basin which has cupboards underneath it. Low-level W.C., and fully tiled walls. Double glazing, a radiator and an extractor fan.
Exterior
Front. So...although this is a ground-floor apartment, what I particularly like about it is the amount of private outside space that comes with it, should you purchase it. At the front of the apartment, there is a double-fronted garden area which has slate and flowerbeds.
Exterior
Back. The rear garden can be accessed via a pathway down the left hanside of the building, over which there is a right of way, enabling access to the back garden. If you are looking for your very own outdoor space in which to sit and relax, then this must be the property for you. Immediately to the rear of the property is a gravel patio area which can be accessed from the 2nd bedroom, and has external lighting. Beyond this is a private lawned garden, a smallish pond, a small summerhouse and trees. The garden is not overlooked by houses opposite, so privacy is assured. I just love it!
