Description
Occupying a delightful rural position on the edge of the sought-after village of Duncton, this distinctive Grade II listed residence enjoys a picturesque setting beneath the South Downs National Park. Originally constructed in the late 19th century as a school and presbytery, the building was thoughtfully converted into a private home during the 1980s and has remained in the same ownership for more than four decades.
The property displays considerable character and architectural appeal, with rendered elevations beneath a slate roof and striking gabled rooflines. The accommodation is well maintained and offers a versatile layout extending to approximately 1528 sq. Ft.
An entrance porch opens into a welcoming reception hall, from which a central staircase rises to the first floor. A particular highlight is the impressive sitting room, with a vaulted ceiling, an open fireplace and windows to two aspects, together with French doors opening outside and filling the room with natural light. Adjacent is a spacious dining room, also with a vaulted ceiling and a dramatic full-height window overlooking the garden.
The kitchen/breakfast room is fitted with a range of cabinetry complemented by granite work surfaces and includes an oil-fired Aga with electric companion, an additional oven and gas hob. Further accommodation on the ground floor comprises a useful study or third bedroom, a shower room and a utility room with external access.
On the first floor are two generous double bedrooms, both enjoying stunning views across the surrounding countryside and benefiting from fitted wardrobes. The second bedroom is a 'jack and jill' with the family bathroom.
The gardens provide a particularly private setting and extend around three sides of the house. Predominantly laid to lawn, they are interspersed with a variety of mature shrubs and trees, including a productive apple tree. Additional outbuildings include a greenhouse and a garden store, discreetly positioned behind established hedging. Parking is located to the front of the property, with a gated pathway leading through the hedge to the entrance. The grounds extend to approximately 0.27 acres.
No onward chain.
