Set on its own in a very private and secluded location on the edge of the villages of Forthampton and Corse Lawn, New Barn House is a flexible and well-presented family home set on a generous plot of nearly an acre. Converted in 1994, the property extends to around 2,500 square feet over two floors, not including a large double carport and garage building. The property enjoys stunning views, privacy and a tranquil unspoiled setting.

Nestling at the end of a long private driveway, the property enjoys an east/west aspect so is naturally very light. On entering the property, an impressive fully vaulted reception hall with a split staircase creates a wonderful first impression. The accommodation comprises a dual aspect kitchen/breakfast room complete with an Aga, a formal dining room, a dual aspect sitting room with a wood burner as well as as garden room that overlooks a pretty little pond. A versatile study (or occasional bedroom 5), a utility and cloakroom complete the ground floor.

On the first floor, arranged either side of a superb vaulted landing there is a principal bedroom suite with views in two directions, a family bathroom, two guest bedrooms and a further bedroom with a WC.

The gardens are enclosed by high hedge boundaries making them superbly private. Predominately lawned and dotted with fruit trees, it is a flexible space with numerous places from which to sit, including in the corner of the garden where there is a very pretty, small pond. The driveway is gated and there is plenty of room for parking as well as there being a timber framed double carport and garage building.

Services: Mains water and electricity are connected. Waste treatment plant. Oil fired central heating.

Directions (GL19 4QE)
Cross the River Severn at the Mythe Bridge, Tewkesbury and head west towards Ledbury and Malvern. After approximately 4 miles, turn left towards Gloucester and Corse Lawn. After a further 3⁄4 of a mile, take the second left which is signposted a 'no-through' lane. After about 100 yards, turn right at the wooden five bar gate and continue down this drive for about 300 yards where the property can be found.

Positioned between the villages of Forthampton and Corse Lawn, New Barn House is tucked away in a wonderfully private position on the Gloucestershire/Worcestershire border.

The village of Forthampton is a very pretty rural estate that runs down to the banks of the River Severn. The neighbouring villages of Corse Lawn and Eldersfield are also well known, the latter for the highly regarded restaurant, The Butchers Arms. Whilst distinctively semi-rural the village is highly accessible, with the nearby town of Tewkesbury only 3 miles. A medieval town with a marina, it hosts various annual festivals and offers broader day to day facilities including shops, a doctor's surgery, delightful inns, boutique shops and large supermarkets.

In addition to Tewkesbury, Gloucester and Cheltenham are the nearest major centres, both within a comfortable 15-minute drive. There is a wealth of culture and activities, with a Cathedral in Gloucester and Cheltenham playing host to several highly acclaimed festivals including Music, Literature and Jazz and famous Gold Cup.

The property is well placed for a range of excellent schooling to include private, grammar and state schools. There is a fantastic village junior school located in Corse Lawn and Bredon School is also less than 2 miles away. Other popular schools locally include The Elms Prep School in Colwell, The Downs in Malvern, The Royal Grammar School and The King's Cathedral School in Worcester. In Cheltenham, there is Dean Close, Cheltenham College and Cheltenham Ladies' College.

Communications are excellent with junctions of the M5 and M50 motorways nearby; mainline rail services are available from Cheltenham, Gloucester, Tewkesbury and Worcester whilst Birmingham and Bristol International Airports are easily accessible as well.
