Background & Overview

The estate has been in the current ownership since 1986 and historically formed part of a larger landholding. In recent years, Glencruttien Wood was felled in 2019 and has since been replanted, now extending to approximately 58.46 hectares, while Killiechoinich Wood (16 hectares) was established in 2017. The estate is farmed in-hand with a sheep flock managed by a contract shepherd. Killiechoinich Farmhouse has been let on a Short Assured Tenancy for the past 40 years but has recently been vacated. Most recently, the owner obtained planning consent for a second dwelling in a secluded setting overlooking Loch Nell. Glencruitten is a diverse amenity estate combining farming and sporting interests in a highly accessible yet private West Coast setting, with potential to create a principal lodge on the lochside and refurbish the farmhouse and stone barns for holiday let or secondary accommodation.

Estate & Farmhouse

Glencruitten Estate extends to approximately 650 acres. From the south-western boundary along Loch Nell, the undulating land rises to 153 metres at Cnoc Mòr, offering a balance of productive ground and rural views. Killiechoinich Farmhouse sits at the western end in an elevated position with views across Loch Nell. Dating from circa 1900, it is a traditional stone building with a pitched slate roof. The 11⁄2 storey accommodation includes a ground floor with kitchen, living room, bedroom, hallway and bathroom, and a first floor with landing, two further bedrooms and a box room. A store outbuilding with corrugated roof and redundant traditional outbuildings offer potential for development, subject to consent. The property is now vacant.

Loch Nell Plot

Detailed planning consent (6th January 2026, ref: 25/01726/pp) has been granted for an eco‐friendly single-storey home on the shores of Loch Nell. Designed to blend with the landscape, it will use low-carbon building methods and an air source heat pump. The layout provides flexible open-plan living with three bedrooms and adaptable living space, plus a detached garage.

Land & Woodland

The land extends to about 650 acres, mostly in a single block, with a separate 47-acre block to the east of the main road around the farmhouse and down to Loch Nell. It comprises about 399 acres permanent pasture, 12 acres rough grazing, 229 acres woodland and 20 acres miscellaneous ground. Access is via a track from the eastern boundary and from the northwestern corner via a right of access. There are two lochans, Lochan a Bhuilg Bhith and Lochan Eilean, and about 1km of Loch Nell frontage. Woodland at Glencuitten extends to 92.67 hectares (229 acres), including Glencuitten Wood (58.46 hectares), restocked in 2019/2020 with Sitka spruce, and Killiechoinich Wood (16 hectares), established in 2017 with Sitka spruce, Norway spruce and native broadleaf pockets. The woodland scheme is progressing through carbon accreditation, offering potential verified carbon units. Additional native woodland enhances biodiversity and amenity.

Farming & Sporting

The owner runs about 70 Cheviots managed by a Contract Shepherd, with the ground farmed in two main blocks; the flock is available to purchase. Whilst no active sporting is undertaken, the estate offers strong potential, with undulating ground, woodland, loch frontage and lochans supporting rough shooting, wildfowling and deer stalking.

Glencruitten Estate is situated in a very picturesque and secluded part of the West Highlands with superb views, yet conveniently located just three miles from Oban.

An 18-hole golf course, designed by the famous architect James Braid, is on your door step. The ferry ports have regular services to the Inner Hebridean Islands including Mull, Iona and the Treshnish Isles. Oban airport is 6 miles away with daily flights to Coll, Colonsay, Tiree and Islay.
