An elegant 2-bedroom ground floor apartment with private garden forming part of a beautiful country house conversion. Share of freehold. No onward chain.

Highfield Hall is a fine example of a Victorian country house built in 1866 by Josiah Reynolds Neave, a member of a local Quaker family who did much to expand the family milling business, one of the major employers in Fordingbridge at the time. Highfield Hall later served as a cottage hospital in 1948 and then a private nursing home which was sold and converted into 8 apartments and 1 maisonette in 2002. The building underwent a major refurbishment in 2016 with the roofs being replaced at that time. Number 1 is located on the ground floor with access from the
main entrance hall and a private pedestrian gate leading into the attractive, private garden. The accommodation is extremely well appointed with spacious, elegant rooms that uniformly benefit from gracious ceiling heights and features such as the ground floor portion of a hexagonal turret that forms part of the impressive principal bedroom. Further benefits of the apartment include an entry phone system, an allocated parking space directly to the front of the Hall and use of the lovely parkland style communal gardens.

Highfield Hall enjoys a delightful rural location approximately 1 mile to the South-West of the Avonside town of Fordingbridge. The town has an array of health, educational and recreational facilities to offer, which include excellent doctors' and dentists' surgeries, reputable primary and secondary schools and a good range of local shops, a library and building society. The road network draws the commercial and employment centres of Salisbury, Southampton, Bournemouth and Poole within day to day striking distance, with mainline railway stations at Salisbury, Southampton and Bournemouth to London (Waterloo). International airports are at Southampton and Bournemouth. Situated on the fringe of the New Forest National Park, Fordingbridge is the ideal stepping stone for further exploration of the thousands of acres of heath and woodland the forest has to offer.

Highfield Hall is approached through an impressive gated entrance with electronically operated wrought iron gates opening to a tree-lined driveway that leads to a turning circle at the front of the Hall. Each apartment benefits from an allocated parking space and there are numnerous Visitor parking spaces.

The house itself is set in private gardens and delightful parkland style communal gardens that total approximately 3.75 acres. The communal gardens comprise well-tended areas of open lawn that feature many mature indigenous trees and are maintained within the annual maintenance charge.

The apartment benefits from a sizable private garden that can be accessed via a private pedestrian gate from the driveway as well as various points within the apartment. A generous patio overlooks an area of lawn with ornamental pond, flower and shrub beds and a belt of trees runs the length of the perimeter.

Anti-money laundering regulation

We are legally required to conduct Anti-Money Laundering checks on all parties involved in the sale of a property - i.e. Both buyers and sellers. We use a service offered by The Guild of Property Professionals called Verify365 to perform these checks. This is a service offered to Estate Agents who are members of the Guild of Property Professionals. These checks must be completed before a property is listed for sale and as soon as an offer is accepted (before we send out the Memorandum of Sale). There is a non-refundable fee of £25 (plus VAT) per person. Note: Woolley & Wallis receive a portion of this fee to cover our administration costs in processing these legal checks.

From our office in Salisbury Street, turn right at the mini-roundabvout onto the High Street and follow to the far end. Turn left into Provost Street and continue in the direction of Alderholt. Upon leaving the town, ascend Bowerwood Hill for a short distance whereupon Highfield Hall will be found on the left hand side immediately before the junction of Ashford and Midgham Roads.
