Description
Saty Dyke occupies a unique and very enviable position on the southern side of Montrose Basin, and enjoys fabulous views over the basin to the hills and to the town. It sits well within its own extensive gardens and grounds, which lead down towards the basin itself, and, lying adjacent to the Scottish Wildlife Trust Visitor Centre and Wildlife Reserve, there are exceptional bird watching opportunities from the property. Saty Dyke is an attractive country house, built in 1992, and named after old salt drying ponds within the basin. It is a bespoke modern house but has a very traditional feel to it, with cornicings and mahogany floors, and is harled with a slate roof and fully double glazed. Architect-designed and built over three levels, the reception rooms, sun room, kitchen and upstairs bedrooms enjoy the spectacular setting and views, over both its gardens and the basin. The house is ideal for modern family living and also entertaining. With ownership of the land in front, running down towards the basin, this ensures that the views are uninterrupted and protected.
Gates open onto a block paved drive and parking area adjacent to the house. A covered entrance has front doors to a porch with a mahogany floor and an inner glazed door to an impressive split level hallway, with wide stairs down to a lower hallway, both with mahogany flooring. At the lower level there is wood panelling to dado level, a shelved storage cupboard, and stained glass windows to the dining room. The sitting room has two window bays with seats, a stone fireplace with an Esse wood burning stove, stained glass window and links on to the sun room, which is ideal for afternoon and evening light, with a door to the garden and mahogany floor. The bay fronted dining room has French doors, mahogany floor, two corner cupboards and connects to the breakfasting kitchen. The kitchen has fitted units with beech worktops, tiled splashbacks, Hotpoint dishwasher, sink, two ring AEG induction hob, two oven gas aga, Hotpoint fridge, and a bay for informal dining. Beyond is a rear lobby with a back door; a utility room with units with a sink, Bosch dryer, Samsung washing machine, Fridgemaster chest freezer, and clothes pulley; and an integral garage with two auto up and over doors.
Off the hallway is bedroom 1 with a fitted wardrobe; a useful hanging cupboard; a shower room with shower cubicle, washbasin and WC; and bedroom 2, again with a wardrobe. Stairs lead up to a landing overlooking the hallway, with a wall hatch to partially floored roof space. Bedroom 3 has a bay window, wardrobe and further wall hatch to floored roof space. Bedroom 4 is bay fronted with a window seat, making the most of the views, and an en suite WC with two washbasins (and potential for a shower, subject to consents). A bathroom has a bath, shower cubicle, wash basin, WC and eye level shelved cupboards.
There is a harled detached studio with a slate roof which overlooks the basin and has a washbasin, power and light. There is a log store and cold frame. The gardens and grounds have recently been extensively developed and enhanced. Around the house are well stocked flower and shrub borders and two outside dining areas with pergolas, well placed to make the most of the garden, views and sunsets. One is adjacent to a stone feature with waterfall. There is a play frame with chute, and swings. Along with raised beds for fruit and vegetables there is an extensive collection of fruit bushes, and areas of the garden designed to encourage wildlife. Running down towards the shoreline a former paddock has been transformed with areas of wildflower meadow, a small pond and area of woodland, along with an orchard with apple, pear, plum and cherry trees. In all there are some 60 fruit trees on the property. Hedges have been planted including sloe and elder.
Location
Saty Dyke is very enviably situated on the southern edge of Montrose Basin, with fabulous views over the basin and to the hills beyond. Montrose Basin is a surrounded tidal basin which is a renowned wildlife habitat and nature reserve. It is home to a fascinating variety of wildlife, particularly migrating birds including large numbers of duck and geese. The River South Esk flows into the basin and on into the North Sea. The basin is famed for its spectacular sunsets and it’s ever-changing tidal flows. To the north and inland lie the Angus glens which form the foothills of the Grampian Mountains. The coastline around Montrose comprises sandy bays and red sandstone cliffs. As well as the beach at Montrose, there are popular beaches at St Cyrus and Lunan Bay.
There is a primary school in nearby Ferryden. Montrose offers primary and secondary education, a wide range of shopping, including a good array of local shops, together with leisure facilities at a modern sports centre and swimming pool. There is also a cinema. Independent schools in the area include Lathallan (Johnshaven), the High School of Dundee and those in Aberdeen, with pupils catching trains from the station to either Aberdeen or Dundee. There is a bus service from Montrose to Lathallan. Golf courses in the area include Montrose, Edzell and the championship course at Carnoustie. Fishing can be taken on the nearby rivers North and South Esk, while sea fishing is also available locally.
The A92 coast road runs from Stonehaven to Dundee via Montrose and Arbroath, while inland the A90 dual carriageway runs north from Dundee to Aberdeen. The cities of Aberdeen and Dundee are easily reached, and provide all the services expected of major centres. Journey times to Aberdeen and Aberdeen Airport have been reduced by the Western Peripheral Route. Montrose is served by the East Coast railway line with regular services to Aberdeen and to the south, including a sleeper service to London. Both Aberdeen and Edinburgh airports have a range of domestic and international flights.
