Description
The farmhouse

Rowner Farmhouse is a Grade II Listed farmhouse, believed to date from the 17th Century, offering an attractive blend of period character and later additions.

The accommodation, extending to approximately 4,711 sq ft, is arranged over two floors and currently comprises four reception rooms, a kitchen/breakfast room, two WCs, six bedrooms (1 ensuite) and two further bathrooms.

A terrace with a pergola adjoins the house, offering sheltered seating and views across the grounds. Beyond, a formal garden leads to expansive lawns providing ample space for recreation.

A swimming pool and tennis court are also located within the grounds; however, these, together with the house, now require significant refurbishment and modernisation. Notwithstanding, the property offers considerable scope for improvement, presenting an opportunity to create a well-balanced country house in an appealing rural setting.
Traditional buildings

The estate is complemented by an extensive and varied range of outbuildings and collectively, these buildings provide practical amenity and offer potential for a range of alternative uses, subject to the necessary consents.

Immediately adjacent to the principal house is an attractive stable courtyard, arranged around a traditional enclosed yard. This comprises a range of former stables, together with a substantial tack room/day room with a one-bedroom groom’s flat above, as well as workshops, stores, garages and associated ancillary accommodation.

Adjacent to the courtyard is a traditional Sussex barn. The building displays clear evidence of age and character, though it is currently in a weathered condition and would benefit from repair and upgrading.
Farmsteads

The farm buildings are arranged across two distinct farmsteads: One centred on Rowner Farm, with a further range of farm buildings situated on the opposite side of Rowner Road.

At Rowner Farm, the buildings are principally arranged within a separate yard and have been used for equestrian purposes in the past. The buildings include a large enclosed modern building, formerly used as an indoor school, together with two open-fronted agricultural barns providing hay and machinery storage.

In addition, there are a number of timber stables and field shelters dispersed throughout the surrounding land, together with a former outdoor school and further ancillary structures supporting the equestrian use.

Whilst the existing facilities provide a solid base for equestrian use, parts of the yard and buildings would now benefit from upgrading and modernisation.

The Hampshires Farm buildings are situated separately on the opposite side of the road, to the north of Rowner, and are arranged around a practical and well-defined yard. The buildings are currently used for livestock and comprise a combination of modern agricultural buildings, including livestock sheds and general-purpose barns.
The land

In total, the farmland extends to approximately 225 acres. The land is arranged in two principal blocks on either side of Rowner Road and is interspersed with established woodland belts and shaws, together with a network of streams which enhance both the landscape and its environmental interest. The holding offers a well-balanced mix of land, suitable for grazing, cropping or conservation management.

The farm also benefits from frontage to the River Arun on the western boundary, together with areas of attractive water meadow, adding further environmental interest and amenity appeal.

To the west of Rowner Road, at Rowner Farm, lies approximately 67.62 acres of gently rolling pasture. This provides an attractive backdrop to the residential elements, affording a high degree of privacy, and amenity, and enhancing the overall setting of the farm.

To the east of Rowner Road lies the Hampshires land, extending to approximately 157.12 acres. This is arranged as a defined and self-contained block, closely associated with the Hampshires Farm buildings, and is well suited to operation as an independent unit. The land is predominantly laid to permanent pasture, with a number of fields formerly arable and now down to temporary grass, with the exception of field 7181, which remains in arable cultivation.

1 & 2 rowner lodge
1 & 2 Rowner Lodge comprise a pair of mid-20th century semi-detached cottages situated at the entrance to Rowner Farm.

Number 1 is currently let on an Assured Shorthold Tenancy and would benefit from modernisation but offers well-proportioned accommodation.

Number 2, the larger of the two cottages, is now in need of significant repair and renovation.

Both properties benefit from private gardens and off-road parking, with their accommodation detailed in the floor plans.
