About this property
"We feel very fortunate to have called this beautiful house home for the last twelve years. We love all the different spaces in the house and how the vibe subtly changes whilst retaining the core aesthetic. There's so much to enjoy in all seasons. It's been great to have friends round in the summer for garden parties, in springtime we love having a coffee on the terrace whilst the sun rises over the church and those long winter evenings are delightful in front of one of our log burners. We'll miss this home very much but it's time to pass it on to someone to make their own memories here."
The home
A home that combines modern design with classic traditional elements, brought together with impeccable attention to detail, polished flair and understated quality. Arranged over four floors with 2,349 square feet of internal space, off street parking for two cars and a southeast-facing garden and sun terrace, it's an exceptional property located in one of the city’s most popular postcodes.
The heartbeat of the home is the stunning kitchen-diner located on the lower ground floor. Natural light streams through the full width tri-fold doors onto the original pennant flagstones, which have been lifted and re-laid to accommodate underfloor heating. The exposed brickwork and joists add character and showcase the house’s great ‘bones’. Local Welsh slate worktops and bespoke kitchen units complete the stylish fitted kitchen. It's the perfect space to entertain; in the summer months the kitchen extends seamlessly out into the patio area. The beautiful pennant flooring continues throughout the lower ground floor, into the large utility room. With an outsized butler sink, lots of handy storage, a pulley maid and access to a rainwater well that stores water for use in the garden. The lower ground floor also features a downstairs loo, and access out to the front steps and cellar space.
The impressive central staircase rises to the light-filled ground floor hallway. With high ceilings, beautifully restored cornicing and corbelled arch, the elegance of the late-Georgian style architecture is on show. On the middle two floors colour is king, with bold hues accentuating these lovingly-restored original features. Walking through into the rear-facing lounge you are met with a view through the French doors out to the sun terrace and the flouncy lime trees beyond. It's a gorgeous space for relaxing all year round; in the summer the terrace plants creep in through the open doors, while in winter the log burner burns brightly on cosy evenings. The front ground floor room, currently used as a study, has a stunning window with panelled shutters which looks out onto a mature magnolia tree. The original marble fireplace and further ornate cornicing add to the sense of grandeur. Refurbished and re-laid floorboards with underfloor heating run throughout the upper floors and bring texture and warmth to each space.
On the first floor two double bedrooms are complemented by a stunning, precisely designed shower room with terrazzo tiles and stainless steel fixtures. The larger bedroom faces front, where another expansive window with original splayed panelling looks over the afore-mentioned magnolia. It is currently used as a fitness space and, like the other main bedrooms, features a sleek ceiling fan providing a quiet breeze on hot summer days. A bespoke walk through wardrobe links the two bedrooms. The rear first floor bedroom has a handsome bath stone and slate fireplace and views out onto the garden.
The second floor is effectively a penthouse suite. With exposed joists and a softer colour palette there are Scandi vibes and echoes of the lower ground floor. The main bedroom, with it’s hanging chair and log burner, feels like not merely a bedroom but also a cosy retreat. Another bespoke walk-through wardrobe links through to the show-stopper bathroom. With a beautiful quartz-top double basin, wonderful deep bath for long soaks and a large shower, it's a calming start to the day or place to unwind in the evening. The top floor is completed by a fourth smaller bedroom with views over the rooftops.
The house is controlled by smart home technology, with independent temperature control per room, presence sensors for lighting, an audio system, irrigation system and more.
The outside
As well as boasting the handsome magnolia tree, the front garden is home to a native hedgerow and variety of fruit bushes and ornamentals, which add colour and space for wildlife. There's off street parking for two cars with the potential for EV charging. Beneath the flagstone pathway is a large cellar space which is ideal for bike storage or even storing wine. Outdoor steps lead down to the cellar space and a second front door on the lower ground floor, providing day-to-day access for bulky shopping and muddy boots.
The rear garden is low maintenance and high enjoyment. The attractive stone walls frame the two espalier apple trees, seating areas let you hide in the shade or follow the sun, the veg planter provides space for growing edibles, and the pond welcomes damselflies and birds into the garden. With the seamless access to the kitchen it’s a fun space for hosting friends, but equally great just chilling in the hammock. The sun-drenched ground floor terrace, accessed via the lounge, is the perfect spot to catch up over a drink after a long day or enjoy a coffee in the morning as the sun comes up. The home has a flat roof which accommodates the air source heat pump and could also be a prime location for photovoltaics.
