Location
Cunnoquhie Mill is situated in an area of attractive undulating countryside which lies between the fertile arable plain known as the Howe of Fife and the hills of north Fife, beyond which lies the Tay Estuary. It is a predominantly arable landscape, with potatoes and vegetables capable of being grown in addition to the full range of cereal crops or grass leys.
The holding is well placed for access to Cupar, St Andrews, Dundee and Perth. Edinburgh is only 45 miles by road and there are railway stations at both Cupar and Ladybank. Transport links in the area are excellent, with the M90, the main route between Edinburgh and Perth and linking in to the motorway network which serves central Scotland, lying 13 miles to the west. Ladybank (4 miles) and Markinch (10 miles) both lie on the East Coast mainline railway, offering parking and regular services to Edinburgh and beyond. The area is well served by agricultural merchants and dealers, including a successful local machinery ring.
Cupar is an active town with a supermarket, railway station and good range of shops. St Andrews is renowned worldwide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held there in 2027. There are seven golf courses run by the St Andrews Links Trust and the many other golf courses in the area including Ladybank. St Andrews is also well known for its university, one of the oldest in Britain, founded in 1410.
There are many opportunities for field sports in Fife, including shooting on local estates. The Fife Bloodhounds (‘clean boot’ hunting) are active in the county and additionally host an annual Point to Point at Pusk Farm, Leuchars. Local equestrian venues include Highfield Equestrian at Howe, Lindores Equestrian and Netherton Equestrian, which provide a variety of competition and training fixtures throughout the year both on grass and all-weather surfaces.
Private schools in the area include St Leonards in St Andrews, Dundee High School and Strathallan, Kilgraston and Glenalmond in Perthshire. Local state schooling includes Bell Baxter in Cupar and Madras College in St Andrews.

From Edinburgh take the M90 north. Take either the A92 past Kirkcaldy or the A91 through Auchtermuchty and continue to the Melville Lodges roundabout. From the Melville Lodges roundabout drive north on the A92 following the signs for the Tay Road Bridge. The shared drive to Cunnoquhie Mill and Canty Hall is signposted on the left hand side of the A92 after approximately 2 miles. Follow the drive up, fork right past a pair of cottages and continue to Cunnoquhie House.
