Situation

Hawthorns is located on Butts lane not far from the centre of Christow, a sought after village with a vibrant and active community located in the picturesque Teign Valley just south of Exeter in Devon within the Dartmoor National Park Boundary. The village has a great range of amenities and facilities including a community shop, Artichoke Inn, St James’ Church, gp’s Practice, Primary School, and Community hall with sports field, tennis club and skate/bmx park.

There are some picturesque walks in the area including the nearby Tottiford, Trenchford and Kennick Reservoirs, the upper Teign Valley, and of course the walks, pubs and Tors of Dartmoor are only a short drive away. There are several golf clubs in the area including Stover and Exeter, and the Devon coast and beaches not far away. Haldon Forest, with miles of mountain bike trails and walking routes is also close by.

The village primary school is well supported and has a ‘Good’ Ofsted rating. Secondary schools are located in Kingsteignton and independent schools in Exeter, Teignmouth and Stover. Grammar schools can be found in Torquay.

Christow has the benefit of being rural but is certainly not isolated, The village is well located for commuting to Torbay, Exeter or Plymouth with easy access to the A38 and A380 dual carriageways, and also for access to the rest of the country via the M5 motorway at Exeter. There is a regular local bus service to Exeter where there is a mainline railway station with trains to London Paddington, around 2.5 hours distant. Exeter also has an airport flying to national and international destinations.

Description

Having recently been extended and modernised by the current owners, Hawthorns is a beautifully presented and contemporary family home set on a quiet lane near the centre of this sought after Teign Valley village. There are some lovely views over the village and the surrounding countryside from the house and garden to enjoy.

The British larch clad extension contains the light and airy open plan split level living area with a high vaulted ceiling and wide bi-fold doors opening to a paved terrace ideal for inside/outside living. The principal bedroom has an en suite shower room, and the three further double bedrooms share the stylish family bathroom.

Being set above Butts Lane, the property benefits from a good degree of privacy with gardens surrounding three sides of the house. Double five bar wooden gates open to the large driveway offering plenty of parking as well as space for, and planning (ref: 0049/20), to build a double garage with the concrete pad having already been laid.

The property also benefits from several eco improvements reducing energy bills and helping the property achieve a B rated EPC. These include a 5kW Solar pv system with 9kW of battery storage and high levels of roof space and floor insulation. In 2025 the heating system was updated with an LG heat pump and a large 250 litre unvented hot water tank. During the renovations the roof was also covered with slate throughout.

Accommodation

From the driveway sleeper steps lead up to paved path to the enclosed porch opening to the welcoming entrance hallway. The property is laid out with bedrooms at one and reception accommodation at the other in the extended part of the house making the most of the views and access to the garden. The impressive triple aspect open plan living area has a high vaulted ceiling adding to the spacious feel with Velux windows and bi-fold doors ensuring the room is flooded with natural light. Set on two levels joined by short flight of steps, the stylish kitchen and breakfast area occupies the upper level. There are a range of matt finished navy blue floor units with contrasting white quartz worksurfaces and white wall mounted units. The undermounted sink is set below a window taking in a view over the garden and the surrounding area and countryside beyond. Integrated appliances include an inset induction hob with extractor over, eye level electric oven/grill, microwave and dishwasher, plus space for an American style fridge/freezer. To one side of the room is a breakfast bar with further storage below. The kitchen overlooks the living room where there is space for sitting and dining areas and the bi-fold doors open the room to the terrace providing an ideal entertaining or alfresco dining space. From here there are some wonderful far reaching views over the village and countryside beyond. Practical oak effect laminated flooring has been laid throughout the reception areas.

Off the hallway just beyond the kitchen is the utility room with further storage, sink, and space for a washing machine and tumble dryer. The large recently renewed 300 litre hot water cylinder also lives here.

The four double bedrooms are at the other end of the house off the central hallway. The principal bedroom is the largest and has an modern en suite shower room, part tiled with a walk-in shower with a rainfall shower head and recessed bottle shelf, heated towel rail, vanity unit with washbasin and WC. The remaining three bedrooms take in some great views over the garden and over the surrounding countryside towards Haldon between the houses opposite, and share the family bathroom, again recently modernised with contemporary tiling, and a white suite with chrome fittings including a bath with an electric shower over, wash basin, WC and a heated towel rail.

A door at the end of the hallway opens to the back garden where the garden room currently in use as a home office is situated. The room is insulated, has wired internet, power and light and is fitted with an electric heater and is also fitted with a horizontal Murphy style fold out bed.

Outside

The property is set above the road with mixed hedging above natural stone walling giving privacy. Two five bar wooden gates open to the gravel driveway and parking area with space for several cars. The planning permission for the driveway granted in 2020 also included a double garage for which the concrete base has already been poured, currently providing parking. A wild flower bank with sleeper steps rise from the driveway to the front garden area, mostly laid to lawn with a wildlife pond, veggie planters and a shed.
