We’ve loved living here for so many reasons. The location has always been exceptional. Ealing Broadway station is less than a ten-minute walk away, putting Central London within easy reach, yet Kings Avenue remains remarkably peaceful. Most traffic uses nearby Mount Park Road, so the street itself feels quiet, safe and tucked away from the bustle.
The neighbourhood has been wonderful. Over more than forty years, we’ve found it incredibly safe, friendly and family-oriented, with mostly families and long-term residents living nearby. We have never witnessed any crime during our time here, which says a great deal about the area.
Being surrounded by green space has also been a huge part of our lives here. Hanger Hill Park, Montpelier Park and Pitshanger Park are all close by, and I can run for 17km almost entirely through parks, nature reserves and canal paths. Pitshanger Lane is also a real asset, offering independent shops, cafés and a strong community spirit.
The house itself has always provided an incredible amount of space and flexibility. The generous layout, large rooms and wonderful garden have adapted to our family’s needs over the decades, making it a home that has evolved alongside us.
Why We’d Buy It
Some houses have a great past. Some have a bright future.
The rarest opportunities offer both.
Owned by the same family since 1968,7 Kings Avenue is one of those opportunities. This handsome double-fronted Victorian detached house occupies a substantial plot on one of Ealing’s premier roads, combining generous existing accommodation, a remarkable garden and a location that has long been regarded among the area’s most desirable.
There is already much to admire. Approaching 2,730 sq ft, the house offers elegant proportions, high ceilings, generous room sizes, off-street parking and a west-facing garden. The handsome façade provides real presence, whilst the location strikes that increasingly rare balance of being both exceptionally well connected and remarkably peaceful.
The property is currently configured as four separate dwellings, providing flexibility for a variety of buyers. Equally compelling is the opportunity it presents for future custodians. The scale of the accommodation, the prominence of the plot and the quality of the surrounding homes create exciting possibilities for those looking to shape the next chapter of this house’s story.
Kings Avenue has consistently been regarded as one of Ealing’s most sought-after addresses, with some of the road’s highest-value homes historically achieving around the £3 million mark. Since those benchmark sales, the wider Ealing market has evolved considerably, whilst prime turnkey homes locally have been marketed at substantially higher levels. Whilst every property is different and future values can never be guaranteed, it provides useful context for the calibre of road and the scale of opportunity on offer.
Whether the ambition is to create one of Ealing’s finest family homes, accommodate multiple generations under one roof, or simply secure a landmark property in an exceptional location, opportunities of this nature are becoming increasingly difficult to find.
The next owners won’t just be buying a house. They’ll be becoming custodians of a home that has been cherished by one family for almost six decades, with every ingredient in place for the next chapter to be just as special.
