Townhead Farm has been in the same ownership since 1954 and is an established arable and livestock rearing farm extending to approximately 755.2 acres (305.6 hectares). The farm has supported a variety of enterprises but is most suited to beef, sheep and arable farming.

The land is ring fenced with good access from the internal farm track and public road and is of a quality to support a variety of different uses. The natural topography of the land coupled with the woodlands, has the potential for a high quality driven pheasant shoot and deer stalking, whilst providing shelter for outwintering and amenity. There are several ponds creating potential for wild duck flighting.

Townhead farmhouse
Off set from the farm buildings, Townhead Farmhouse is located across the road and benefits from a part stone wall boundary and views over the surrounding farmland and towards the Solway Coast and hills in the distance. A handsome, substantial farmhouse of traditional stone and slate construction, this home has been modernised internally to suit family life, creating bright, spacious and comfortable living space.

Access into the house is via either the front or back, both into hallways. The majority of the ground floor is dedicated to the open plan dining kitchen, which has a modern fitted country kitchen with solid oak worktops, Belfast sink and large range cooker with a central feature island topped with granite. This opens into a conservatory with panoramic views, and the main sitting room which stretches to the front of the house and benefits from solid oak flooring and a large wood burning stove. Farm buildings
The farm steading sits adjacent to the public road and comprises a mixture of modern portal framed buildings, alongside a traditional range of barns and byres. The steading benefits from a private water supply and with the exception of the grain store, mains electricity.

The yards are generally concreted and the buildings are well laid out for livestock handling, with space for large machinery to manoeuvre, including articulated lorries.

Farmland
Townhead Farm extends to approximately 755.2 acres in total and is split between 160 acres arable, 133.2 acres ploughable pasture, 297.9 acres permanent pasture and 141.1 acres rough grazing land, interspersed with 10.5 acres of woodland providing shelter and amenity. The land classification ranges from 3(2), 4 and 5 according to the Land Capability for Agriculture (Scotland), lending it well to a mixture of arable cropping, forage growing and livestock grazing. A range of crops have been grown on the farm over the years, including maize this year, with winter barley yields of up to 4 tonnes / acre and spring barley up to 3 tonnes / acre.

Fields 23 and 24 may be suitable for tree planting (subject to obtaining the required consents).

The land adjacent to the public road is gently rolling from about 100 metres to 160 metres above sea level where the hill grazing begins and the topography changes, rising to about 280 metres above sea level on the northern boundary. The farm is generally south facing.

The access track running from the farm steading through the middle of the land provides access to the majority of field enclosures and runs all the way to the most northerly point of the farm. The fields to the west of the farm are accessed from the public road and a right of access over neighbouring land to the west.

With exception of the permanent pasture and rough grazing, all fields have been in arable rotation in recent years, as reflected within the cropping schedule. All fields benefit from either water troughs (fed from private or mains supply) or access to natural water supply. There is good fencing across the farm, with ongoing investment to replace fences as required.

The A75, A76, A702 and M74 are all link the region to west and central Scotland and the north of England. Edinburgh, Glasgow and Newcastle international airports are approximately 73,75 and 89 miles from the property, respectively.
