The property is approached from the village via a private lane leading to a parking area and access to the garage. The garage is situated en-bloc and fitted with an electric roller door, providing secure parking or useful storage. Pathways wind through the barns, with a private path leading to the front entrance. The main door opens into a generous entrance hall with ample storage, which also incorporates a landing and study area, creating a flexible and welcoming space. This level provides two well-proportioned bedrooms, both enjoying pleasant outlooks, along with a stylishly fitted shower room featuring a distinctive hand-carved marble basin and useful built-in storage.
The second floor is dedicated to an impressive principal bedroom suite, offering a private and secluded retreat. The bedroom is generously proportioned and finished with oak flooring, complemented by a separate dressing room and a well-appointed en-suite bathroom featuring a roll-top enamel bath. This arrangement creates a calm and refined space, set apart from the principal living accommodation.
The ground floor forms the heart of the home and can also be accessed directly from the gardens. A spacious open-plan kitchen and dining room provides an excellent environment for both everyday living and entertaining, with ample worktop space and storage. This flows naturally into a large and inviting sitting room, centred around the open fire and featuring French doors opening out to the garden, enhancing the sense of space and natural light. A separate utility room adds further practicality and keeps household tasks discreetly contained.
Outside, the gardens lie to the front, side and rear and offer a combination of charm and ease of maintenance. The front garden is attractively arranged with paving, gravelled areas and planting, alongside a summer house, with a gently winding stream running through. The detached side garden is home to a variety of fruit trees and raised vegetable beds, creating a productive and enjoyable outdoor space. Pathways lead around the property to the enclosed rear gardens, while a separate piggery store provides additional external storage.
Tideford is a well-regarded village offering a strong sense of community and a range of everyday amenities. These include a renowned local butcher, a twice-weekly post office, the popular Royal British Legion, a Montessori nursery, a newly updated children’s play park and the well-known, highly reputable Rod & Line public house. The village is also ideally positioned close to St Germans, the Port Eliot Estate and the mainline train station, with excellent access to both Cornwall and Plymouth via the A38, as well as regular bus services. This is an ideal location for those seeking a characterful home with excellent connectivity and village life close at hand.
We asked the vendor's their thought's from living at the property, to which they stated:
"We have loved living at The Barns for the past 11 years. It has been a wonderful family home. Moving in with small children, we valued the safety of a private lane, the wildlife-rich bank to explore, and the village park became an extension of our garden, giving our children freedom and us peace of mind. Our neighbours are all kind and friendly, but respectful of everyone’s privacy, and there’s a quiet sense of community.
We’ve found Tideford to be the perfect location, both peaceful and connected. We can enjoy scallops and local bands at the Rod and Line as tractors pass by, but we can also hop on a bus to Plymouth or be on the beach or moor within half an hour. The local lanes are quiet and perfect for walking, running or cycling. Having our own garage and resident-only parking is also a massive bonus for a historic village property.
The house itself was originally part of a Cornish mill where grain was brought from local farms to be milled into flour. The original mill wheel has been preserved in our neighbour’s home, and we have our own “piggery”, a small stone outbuilding that we use for bikes and Christmas decorations.
The barn was converted beautifully. Its thick stone walls keep it cool in the summer and cosy in the winter, and we love the combination of heritage features with contemporary comforts. Downstairs, we’ve added a tiled floor with underfloor heating throughout, ensuring the temperature is constant and, very unusually for a heritage property in Cornwall, damp-free. We’ve also raised the fireplace, making it a modern, minimal feature at the perfect height for toasting marshmallows!
In 2018, we converted the attic into a relaxing retreat. With views across the treetops of the Port Eliot estate, an original cast-iron roll-top bath, and a flexible annex ideal for a dressing room, nursery, or study, it is an incredibly peaceful sanctuary. At night, you can hear owls, and in the morning, woodpeckers, jays, and songbirds. Every summer, swallows return to perch on the roof.
The first-floor bedrooms both have a lovely feel, with deep windows framed with wisteria. This floor has a new family bathroom with a large shower (with amazing water pressure!) and a heated coat-and-shoe storage area for convenient drying and winter warming. Everything about the house is comfortable and convenient. The “lootility” room with washer and dryer space has an original Belfast-style sink, and there’s a toilet and a wash basin on every floor.
We added solar panels in 2023, which provide us with around 60% of our energy annually, rising to almost 100% in the summer months when we sell our surplus back to the grid. New roof insulation and the possibility to run the central heating from solar electricity or oil mean it’s a very energy-efficient home.
We love the wraparound gardens and the ability to access them from the ground and first floor. In feels very cocooning and every window has a natural view that shifts with the seasons.
The leat that runs through all three gardens is our favourite feature and the main reason we bought the house. It’s shallow year-round but creates a lovely ambient sound and a cooling, relaxing atmosphere. The ponds can be connected or disconnected to the leat, so water trickles from one to the next. It’s a convenient way to fill watering cans - or race small boats!
The sunhouse is new too, built as a comfortable outdoor lounge, now partially co-opted as a pottery studio. It has electricity, terracotta floors, and solid-wood window frames, making it a lovely space to spend time in.
We’re lucky enough to own the garden beside the farm wall too. This space has been a mini-playground with a treetop hideaway, gymnastic bars, and a swing, a favourite reading spot for the family, and a sunbathing spot for our cat. We’ve planted fruit trees in all the gardens, including cherry, apple, fig, olive and pear. This area has three raised beds with perennial rhubarb and a recently installed greenhouse complete with a budding grapevine.
2 The Barns has been a wonderful place to call home, and we hope the next owners enjoy the property's tranquil atmosphere, character and comfort as much as we have."
