Property description

Situated on a quiet street in Highams Park (one of the UK’s ‘best places to live’ according to both The Times and ourselves), this two-bedroom Edwardian conversion is an absolute gem of a home, coming in at 611 square feet with its own front door, a large private garden and side access.

Not only is it moments from Highams Park station and all the lovely amenities around it, Epping Forest is a short walk away, so you’ve got incredible access to sprawling nature. The fact that it’s on the market chain-free is just the icing on the cake.

If you lived here...

Set on the ground floor, beyond that striking frontage, your reception room is bursting with light thanks to the large bay windows. The soft palette combined with the timber flooring results in a feeling of warmth, while features such as the alcove shelving and ornate coving create an instant impression.

You’ll find more of the smart decor in the kitchen, which has high-spec appliances, sleek cabinets, spotless worktops and space for dining. The large double doors open onto the glorious decked patio of the spacious south-facing rear garden, which will be a joy for seasoned and amateur gardeners alike. Back inside, the two bedrooms are just as immaculate - the larger one opens up to the garden, allowing plenty of natural light to flood in. The bathroom has been beautifully tiled, with sleek fittings and an over-tub shower.

Thanks to the nearby railway crossing and clock tower, Highams Park has a distinctly village-esque feel, and the amenities are just as charming. Not sure where to start? How about Vino Tap, The Stag & Lantern Micropub, Biba & Wren, or Yaz? There’s also the convenience of a Tesco Superstore and other chains should you need essentials.

It’s only a very short stroll to Highams Park station, where you can nip to Liverpool Street on the Overground in around 25 minutes. It’s only two stops on this line to Walthamstow, where you can change for the ultra-convenient Victoria line. The area is well served by buses and cycle routes too.

As for nature, the glorious and historic Epping Forest is just a stroll away, as is Highams Park itself, which houses a tranquil lake, flower meadows and the fantastic cafe, Humphry’s. Enjoy some rest and relaxation in your fantastic new home because you’re going to be busy exploring this excellent area.

What else?

- Your new local is the grand Royal Oak. A great spot to enjoy a drink and some delicious food in charming surroundings, it's just 5 minutes on foot too.
- You’re close enough to Chingford, Walthamstow and Woodford that you get to enjoy the benefits of those fantastic neighbourhoods too.
- Drivers can be on the North Circular in just a few minutes, or the M25 in about 15 mins.
- The property has a long lease (151 years) with no ground rent or service charges.

"A word from the owner"

"When I first moved here nearly 27 years ago, I was delighted to have found a place that suited me so well. Compared with other areas I had searched in, Highams Park had a relaxed, 'villagey' vibe, with an old-style level crossing, a park, a lake, and lots of independent shops, cafes, restaurants, pubs, a post office, a library, a gym and more. At that time, I didn't have a car, so it was very appealing to find everything I needed within easy walking distance. As I was also a keen mountain biker, the proximity of Epping Forest for off-road riding (and a great bike shop just seconds from my door) sealed the deal. After having lived in a rather featureless modern block, I had been searching for something a bit more traditional and distinctive. 2c's winning combination of period style and quirky character captured my heart and has made me very happy ever since. In my previous flat, I had often felt 'cooped up' with only a small balcony for outside space. Here, I found the garden I had been looking for - private, spacious and quiet. Over the years, it has acted as a seamless extension to the rest of the house - an extra 'outdoor room' for relaxing or entertaining. Capturing the sun all day long, it is a peaceful retreat where you feel far away from urban London life. For me, Beverley Road offers the best of Highams Park - a calm cul-de-sac with friendly neighbours, yet just moments away from all the amenities. My husband and I are now looking forward to retiring abroad, but will always have the most wonderful memories of our time at 2c Beverley Road. We hope that it will make a fantastic home for its next owner."
