Property description

A smart and sizeable two double bedroom, two bathroom apartment with a south-facing balcony on the third floor of a low rise block. You're in an enclave surrounded by blue and green space here, with Clapton's amenities a short stroll away.

This corner of Hackney's bursting with things to see and do. Within a five minute walk alone you can skate at Lee Valley Ice Centre, head to the outdoor gym or playground of North Millfields Recreation Ground, or tuck into a hearty Sunday roast with waterside views at the Princess of Wales.

If you lived here...

You'll be stretching out in over 600 square feet of tastefully appointed space. Your open plan living area, immediately on your right as you enter, comes in at more than 220 square feet, with floor to ceiling windows filling the space with south-facing natural light, an exquisite pear green statement wall and honey-toned hardwood flooring. Your kitchen comes with glossy cream and white units, a grey tiled backsplash complementing chrome flourishes, and a quartet of recessed spotlights.

Slide open the door to the rear to step onto your balcony from one of three access points. It's a substantial 180 square feet of outside space, overlooking greenery. Back inside and both bedrooms are doubles with built-in storage and balcony access, the principal sleeper home to an en suite shower room. Lastly, your bathroom comes top to toe in sandstone, with a shower over the tub and immaculate fixtures and fittings.

Outside, Clapton station is less than ten minutes on foot and will get you straight to Liverpool Street in thirteen, putting the City less than half an hour away door-to-door. Heading to the West End? Bethnal Green for the Central line is just two stops down. If you want to stay local, then you're fortunate enough to have one of Hackney's finest gastropubs just a moment past the station. The legendary Crooked Billet will see you proud, with a gorgeous beer garden, fine range of drinks and delicious menu.

What else?

- Little ones are well-served here with eighteen primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted, including four with 'Outstanding' status. One of these is Southwold Primary, just four minutes' walk away.
- If you fancy immersing in nature you're a five minute stroll from Lea Valley Park. Follow the Lea Valley Walking Trail south to the Hackney Marshes and Olympic Park beyond, or north to the Walthamstow Wetlands. Finish off at The Engine House to sup coffee in stylish surroundings.
- At the top of Middlesex Filter Beds Nature Reserve (just before Hackney Marshes) pay a visit to Nature's Throne, or as the locals call it, 'Stone Henge'. Sculptor Paula Haughney made the monument in 1990 from huge granite blocks salvaged from an old engine house.

A word from the owner...

"Since 2015 i've loved turning the key in the lock to this warm spacious flat. It's quiet and there's no one above me so i've never had noise control. There's such a sense of space here. Both bathrooms means 2 singles or 2 couples can share with privacy. Having the canal and marshes on your doorstep along with easy functionality and built in storage is brilliant. I'll miss all the lunches and pizza parties on the balcony and all the bike and plant storage that comes with the outdoor space. But what i'll miss most is watching the sun go down on a massive Hackney sky with a glass of wine!"
