Location

Chartham is a small village on the river Stour approximately 3 miles south of the City of Canterbury. Chartham village provides a range of local services including a couple of village stores, Primary school, doctors surgery, a village hall and a railway station.

The City of Canterbury is around 3 miles to the north and provides a full range of shops and services as well as several good schools and Universities.

The village is well served by bus services to Ashford to the south and Canterbury to the north. The railway station offers direct services to London Cannon Street with a journey time around 1 hr 40 mins as well as services to London St Pancras with a journey time around 1 hour, following a change at Ashford.

Site Description

The total site extends to c. 17.1 ha (c. 42 acres) in size. The majority of the site is undeveloped pasture/farm land to the east of Cockering Road along which it has a long road frontage. An elevated parcel of the site extending to c. 2.74 ha (c. 6.8 acres) was a former farmyard. Here all the former farm buildings have been demolished, the land restored and the spoil removed to leave a large expanse of chalk hardstanding. It is on this parcel where all of the proposed residential development is located.

The site lies on the eastern side of the river Stour valley and is in an elevated position providing far reaching, attractive views. To the east is Larkeyvalley Woods, a dense area of mature ancient woodland dissected by several public rights of way. There is currently no vehicular access to the site and the proposal is for a new single lane access track, with passing spaces, to be constructed from Cockering Road. This access extends to c. 300 m in length.

Planning & Proposed Scheme

The site has a Certificate of Lawful Development for commencement of works in respect of ca/16/01277/var for the restoration of agricultural land across two adjoining sites, the processing of on-site material and associated landscaping, 10 no. Residential units with integral access following demolition of 5 no. Barns. Approval was subsequently varied under planning reference 18/01477, which varied the access arrangements and the house type layouts.

The proposed layout shows 10 no. Substantial detached 5 & 6 bedroom houses each with a double garage. Each unit is situated on a generous plot with ample parking and a good sized private garden. The layout is informally arranged around a new Central Green with a landscape buffer to the woodland. The are 5 no. House types with 2 no. Examples of each type.

Conditions 5,6,9,10,11 & 12 have also been discharged.

Vehicular access to the proposed development is along a new single track access running south-east from Cockering Road up to the proposed residential development site. This is yet to be constructed and extends to approximately 300 m in length.
