Property Description

Step into this inviting abode through a UPVC double-glazed door, greeted by a warm entrance hallway adorned with herringbone-styled lvt flooring that seamlessly flows into the heart of the home—the open-plan kitchen, living, and dining area.

On the ground floor, Bedrooms one and two unfold their unique charm. Bedroom one exudes character with exposed timber floorboards, picture rails, and an ornate timber fireplace, complemented by a bay window that bathes the room in natural light. The second bedroom mirrors this elegance, featuring picture rails and another bay window, offering generous space for a king-size bed and additional furnishings.

The property's layout has been artfully modified, revealing a stunning open-plan expanse where the kitchen seamlessly blends into the living and dining spaces. Picture rails grace the walls, and herringbone flooring continues its elegant dance. A multi-fuel burning stove, nestled on a tiled hearth framed by original fireplace tiles, adds warmth and character.

The kitchen, a masterpiece of design, boasts a breakfast bar, downlighting, and two-toned wood-effect shaker style units. Integrated appliances include a fridge freezer, double electric oven/grill, four-ring electric induction hob, and a dishwasher. Double doors lead to an inviting space, currently serving as an additional reception/dining room with French doors opening onto the rear garden.

A utility room, accessed from the kitchen, hosts plumbing for washing appliances, and an additional cupboard housing the boiler.

The ground floor bathroom, an elegant space, features downlighting, a bath with an above-bath shower, a hand wash basin, WC, and a wall-mounted storage unit.

A snug room, with under stair storage, provides a cozy retreat, and a Jack and Jill door leads to the utility room. Ascend the stairs, discovering convenient storage within the eaves, and reach the third double bedroom. This haven comes complete with a contemporary ensuite shower room featuring a rainfall showerhead, a separate handheld diverter, WC with surrounding storage, and a space-saving sink.

The garden has combines paved slabs for an ideal barbecue area and a large lawn bordered by a brick wall and timber fencing. A pergola sets the stage for enchanting alfresco dining, perched on a concrete base with potential for a garage, subject to planning. A stone-chipped area houses two timber sheds for all your gardening storage needs.

Basking in a south-west facing aspect, the garden invites sunshine throughout the day and well into the evening. At the front, multiple-vehicle parking awaits alongside a lawn section bordered by stone chippings.

This meticulously crafted property is cocooned in comfort, benefitting from gas central heating and double glazing throughout, promising a haven of warmth and style in every corner. Welcome home to Clwyd Avenue, where modern living meets timeless elegance.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
