Description

Hill Farm House is a sensational Grade II listed country house, nestled in the Cotswold hamlet of Holcombe. A sweeping driveway provides a wonderful introduction to this fabulous country home which offers practical living space alongside immense period charm. Dating back to the 17th Century, the home is built of squared and coursed limestone. The original home farm to Painswick House, the property is listed as one of an important group of early farms in the parish. An entrance porch provides a useful space for coats and boots and opens into a superb farmhouse style kitchen, newly refurbished in a warming dark blue hue, together with a stylish white Aga. Oak floorboards run throughout the kitchen and dining room, providing a lovely sense of flow between the two rooms. The dining room, with its huge fireplace and pretty window seat, is the ideal space to entertain friends and family. The sitting room, with access to a rear hallway opening to the garden, is a lovely room in which to relax and unwind in front of the handsome fireplace with wood burner inset or to sit and read a book in one of the pretty dual aspect window seats. A good sized study plus a cloakroom, lead off the sitting room. There is also access to a superb cellar, ideal as a wine store and currently used as a utility.

The first floor comprises the principal bedroom which benefits from sensational views across the valley towards the village of Edge, together with a spacious en-suite and superb walk-in dressing room. Two further bedrooms (one currently used as a snug) and a stylish shower room are also located at this level. The second floor comprises two bedrooms accessed via separate staircases, one with a superb en-suite and both with stunning historic beams. A boarded attic is accessed from above the en-suite, with power and natural light.

The grounds are a real feature of the property. Beautifully landscaped, the quintessentially English country garden comprises well stocked borders, topiary and several pretty patio areas, ideal for alfresco entertaining. An orchard runs alongside the driveway leading to a double garage with boarded attic above and ample parking. There is also a greenhouse and large shed.
