The vendors view:

Dating back to the early 1800s, this beautifully converted barn enjoys a splendid rural setting just a mile from the highly desirable village of Eccleston. “Lydiate farm has been owned by my family for the past forty-four years and it’s the place where I grew up, and I must say that it was an idyllic place to spend my childhood, ” says the owner. “The property is surrounded by some of the most beautiful countryside, so it’s very peaceful here and when you’re out in the garden you feel as if you’re miles from anywhere. However, Eccleston is just minutes down the road, and that’s a gorgeous village with a great selection of shops and some lovely pubs, and we can drive up to Preston, hop on the train and be in Manchester in just over half an hour or Liverpool in around fifty minutes. I’d say it’s one of those places that offers complete rural tranquillity, but without the isolation.”

“The barn was converted back in 2004 and it’s absolutely charming. It has three good-size bedrooms, one of which is en suite, and on the ground floor there’s a large kitchen/diner with a big central island, a really lovely sitting room and a rather impressive double-height reception hall, which is a part of the property that definitely has the wow factor. The building has been converted in a very sensitive way, so it has some lovely features such as the exposed beams and brickwork, and we’ve added touches such as beautiful oak flooring throughout and the stained-glass windows in the main hall, which my father had made especially for the barn way back in 1984. All in all it’s a very attractive and very comfortable home, and i’ve no doubt that its new owners will love living here.”

“The property also benefits from a good amount of outside space, ” continues the owner. “There’s a very nice courtyard area, which is quite secluded so a lovely place for sitting out, and there’s also a very low maintenance garden, which at the moment is mainly just lawn so that’s a space that the new owners could definitely put their stamp on.”

Favourite room: “The large, double-height reception hall is definitely a standout feature of this property. There’s lots of exposed brickwork, beautiful old beams and the stained-glass windows that my father had made especially for the barn are really special. When the sun, or indeed the moon is shining bright all of the different colours are reflected on the floor. The windows are absolutely beautiful and just one of the touches we’ve added that make the property so unique.”

Favourite aspect of the grounds or surrounding area: “This is a place where you can enjoy the very best of both worlds. The barn is surrounded by some of the most beautiful countryside – people travel from far and wide to enjoy what we have right on our doorstep – and there’s the added benefit of having a superb array of shops and amenities just down the road in the lovely village of Eccleston.”

Memorable event (if not another favourite room or unique feature): “When the barn was converted we also had a double garage built, which is obviously ideal for parking, but could also be used as extra storage space.”

What they’ll miss most / why they are leaving: “This is a beautiful and very comfortable home, and it just happens to be in one of the most stunning locations in the country, ” says the owner.
