Property description

This exceptional three-bedroom house in Tottenham brims with character, thoughtful design updates and tasteful touches.

Brickworks Says

Sitting on a peaceful street in the heart of South Tottenham, within easy walking distance of two local parks, this three-bedroom house is flawless from top to toe. It's a home that ticks all the boxes –– form and function, wrapped in a beautifully presented package.

Thoughtful, incremental updates by the current owners have made a big impact. By opening up the living area, the whole downstairs is filled with light, feels interconnected and appreciably larger. The lounge remains cosy and intimate thanks to the wood burner and shutters, while the dining room acts as the focal point, where friends and family are entertained. Original cornicing ties everything together; new column radiators provide modern standards of efficiency, while designer lighting brings style and character.

Every space has been considered and immaculately finished. Take the sun-filled landscaped garden, surrounded by flourishing blooms, which feels like an extension of the downstairs. Or the custom-made storage built under the stairs and in the living room that uses every nook and cranny and keeps the clutter of life at bay. Striking black floors and woodwork throughout create cohesion and a confident style statement. There are also some delightful texture contrasts, from the earthiness of the kitchen floor to the sleek, grey units and the luxe of the marble tiles.

Morrison Avenue is in a well-loved corner of Tottenham, and with good reason. The neighbourhood has seen a renaissance in recent years with a growing number of places to eat, drink and soak up the North London atmosphere. Two of our favourites, With Milk, which serves top-notch coffee and delicious freshly baked goods, and The Palm, one of the best 'locals' around, are moments away on foot. Combine this with a deep-rooted community, cultural events, late-night venues and green spaces such as Downhills Park and Lordship Rec, and it's easy to understand why people believe it's an area that caters for everyone.

The Owners Say

We’ve loved living in this wonderful home. It has a very special and warm atmosphere.

Tottenham and Morrison Avenue, in particular, has been an amazing place to raise our family. Our neighbours are friendly and caring –– there are several families on the road, and we babysit for one another. Recently the street put money together to buy trees to plant along the street, and there is an annual street party where everyone shares some homemade cooking.

We've spent time and care updating the house since we moved here. Guests often comment on how calm it feels when you walk through the door. The layout from the kitchen into the garden allows for brilliant dinner parties, and it's a great place for friends to sit and chat late into the evening.

Points To Consider

Recent work
The current owners have opened up the living space by removing a wall. The bathroom has also been entirely updated, including Italian Terrazzo and marble tiles.

Getting around:
A ten-minute walk will take you to Bruce Grove, where you can pick up the Overground, which acts like an extension of the Victoria Line with the added bonus of direct links to Hackney, Bethnal Green and Liverpool Street. Alternatively, head in the other direction to jump on the Tube at Seven Sisters, where the speedy Victoria Line will whisk you into central London. And for those who prefer two wheels, you can join the Cycle Superhighway (CS1) at Seven Sisters and follow the route to Liverpool Street. And when you need to go further afield, Tottenham Hale provides direct access to Stansted Airport.

Schools:
Morrison Avenue is close to The Harris Academy and The Willow School (two local primary schools), which have ‘outstanding’ reports from Ofsted. It is also close to two well-regarded local nurseries.

Anything else:
The current owners have had plans drawn up by an architect for an extensive loft conversion with a large bedroom and bathroom. They are happy to share these with the buyer and include them in the sale.
