Three chalets to be used as holiday lets situated in a stunning setting
To the south of Brae Lodge are three timber-built chalets: Red Squirrel Lodge, Red Kite Lodge and Red Deer Lodge. The chalets cannot be sold separately and cannot be lived in as permanent residences. They have previously been run as holiday lets with lettings through Unique Cottages. Further details available on request.
Each chalet has a living room / kitchen, two bedrooms and a shower room. They have their own entrance off the access drive and a shared parking area. They are set in grounds of approximately 0.2 acres.
The chalets are in a stunning setting in the hills to the south of Loch Tay. The surrounding scenery is breath taking with woodland around the loch and mountains including Ben Lawers rising above. This area is popular for hill walking with The Rob Roy Way passing Brae Lodge. It is home to a rich variety of wildlife, with many species of birds, including ospreys, and red squirrels. Otters are sometimes seen on the loch shore. Loch Tay offers sailing, boating and fishing. Other attractions include the Scottish Crannog Centre and Dewars Distillery.
Killin and Kenmore are the local villages at either end of Loch Tay. Killin has local shops, pubs and hotels and the Falls of Dochart is a much-photographed beauty spot. Kenmore has a hotel and pub, café, local deli and shop. There are nine hole golf courses in both villages, and Taymouth Castle is an 18 hole course. Aberfeldy has more extensive restaurant and retail opportunities along with a leisure centre. The refurbished Ardeonaig Hotel opened in 2021.
Despite its highland setting, the chalets are centrally located and accessible. Perth is 46 miles and both Edinburgh and Glasgow are within 80 miles. Pitlochry railway station is on the mainline from Inverness to London and served by the ScotRail sleeper service. The A9 is the principal access route into the Highlands and links with the M90 south to Edinburgh. Edinburgh Airport is on the near side of the city.

Driving north on the A9 from Perth leave the main road at Ballinluig and take the A827 west through Aberfeldy and to Kenmore. As the road meets the end of Loch Tay, just before Kenmore, turn left onto the south Loch Tay Road signposted to Acharn. Continue for 10 miles to Ardeonaig. The private road to Brae Lodge is on the left, opposite the Ardeonaig Hotel.
Coming from the west through Killin turn right just before the Falls of Dochart Inn. Follow the south Loch Tay Road for 8 miles to Ardeonaig. The private road to Brae Lodge is on the right, opposite the Ardeonaig Hotel.
Follow the private road up the hill for about 1 mile. The driveway leading to the three chalets is on the left hand side after Brae Lodge. The road continues to some cottages and a farm beyond.

Miscellaneous: The three chalets are served by a sewage treatment facility which is a biodisc. The installation is registered with sepa. The biodisc is located off site to the east of the chalets, on land belonging to Brae Lodge. The owner of the three chalets will be granted a right to discharge waste waster and access for maintenance. The annual maintenance is currently with Brig Environment and annual emptying by Scotloo.
Access Road: The access road is owned by Brae Lodge, other than a short stretch which has been straightened where there is a prescriptive right of access. The owner of the Chalets and other owners have a right of access. Maintenance is shared.
