Property description

No chain - offers invited - A detached Edwardian house in need of modernisation. A home for people with hobbies, having various purpose built outbuildings including Detached Garage, workshop and Dark Room with secondary drive. Secure and private Garden. This very attractive Edwardian house has been updated over the years but is now in need of modernisation throughout: Original good sized entrance hall with high ceiling and turned stairs with a cloakroom of and separate w.c. The drawing room is double aspect and open fireplace and doors leading into a garden room. The kitchen has been extended in the past creating a large kitchen/breakfast room, part of which has a vaulted ceiling with Velux window and a further window overlooking the garden. A door leads through to a double aspect second reception room or formal dining room with doors out to the garden. There is a good size utility/boot room with a door to garden. On the first floor the larger of the bedrooms has a double aspect and built-in wardrobes. There is a further double bedroom and the third double bedroom has been partitoned to provide a shower and wash basin en suite. However, there is a very large walk-in wardrobe which would allow conversion to an esuite which would give the room back space to once more be a double bedroom. There is a good sized family bathroom with bath, bidet, toilet and wash basin and again with reconfiguration, this could become a Jack & Jill bathroom off the master bedroom. Services: Mains services with gas central heating and double glazed windows throughout. Tax Band E.

Outside: The property has two driveways: One off Little London Road which has a high green double wooden gate and a personal gate to one side. The second is off the Cross in Hand Road and has a five bar gate into a driveway providing parking for several cars and access to the detached garage. Built approximately 20/30 years ago there is a single up and over door and at the back of the garage is a work bench and door through to the separate workshop with further door to the front, work benches and tool holders. A door leads through to the dark room. The garden is divided into 'rooms' with pathways through pergolas to different sections. One area is designated for the greenhouse and also has a run down shed with a modern consumer unit for electrics. Another area has a circular design and a wooden summerhouse. A third area is a sun trap with patio. The whole has clearly been loved in the past and planted with thought and knowledge.

Set between two roads on the edge of Heathfield. On one side an easy walk into the High Street and on the other side a lovely woodland walk around a lake into countryside behind St Bartholomews Church. The doctor's surgery is a few doors down and there is a bus stop with a regular service into Tunbridge Wells and Eastbourne and to the local Community College for secondary schooling. Cross in Hand primary school is also within a five minute walking distance. Cross in Hand has a rugby club, tennis club and Isenhurst country club with gym and swimming pool. Heathfield offers a good selection of local shops, four supermarkets, takeaways and restaurants along with other amenities. The nearest main line stations are Uckfield, Buxted, Jarvis Brook and Stonegate, all around 15/20 minutes drive with services to London.

From Heathfield centre, keeping the Co Op supermarket on the right, head out of the town. Turn left into Pages Hill (by a bus stop) and at the top, turn right onto Little London Road. Continue looking out for high green double gates on the right and this is one of the entrances. The church is just a little further on.
