Property description

The first time on the market in some 40 years, this charming 4 bed home is set on the edge of the conservation area in this popular village. Offers to be received by 12pm Friday 29th October.

Set in the quiet Higher Town vicinity of Sampford Peverell, number 26 is just oozing with character and offers a substantial family home with a very pretty garden to boot.

This is the first time that the property has been on the market in 40 years, thus being a rare little gem in a very sought-after part of the village. There are countryside and farmland views to the front and a scattering of similar characterful properties adjacent. Higher Town is the notoriously quiet part of the village making it a very desirable location.

Dating to the mid-18th century and having been in the family for some 40 + years, the home is full of memories, nooks & crannies, and plenty of charm.

When I walked up the driveway and in through the back gate, I was quite taken aback by the hidden cottage style garden before me – beautifully private and an abundance of Autumnal colour.

Entering through the kitchen door, the kitchen/diner is flooded with light with glazing the full width of the room. This was obviously a later extension, but it works well, giving an expanse of units, an integrated oven and hob and space for all your white goods. The beauty for me would be standing at the sink or baking at the worktop, looking out onto that garden – idyllic.

From the kitchen are doors to the inner hall and the dining room, and glass doors to the living room, making the space quite flexible. Stepping down into the dining room is like stepping back in time, with original beams, deep sills, a window seat, and a large feature fireplace. This is a lovely large room just radiating character and charm. A beautiful setting for a family dinner, especially at Christmas!

The house felt lovely and cool in the sunshine, and I can imagine it being extremely cosy in the colder months. The interior doors here are lovely; stripped natural wood and look so typical of this era.

The other side of the house and across the hallway is the living room, another generous room, with a further window seat and small stained-glass window to the side. There is an open fireplace here, presently fronted by a gas equivalent.

Another pretty wooden door leads you to the original front door/porch area which has been cleverly adapted into a small office area and leads out to the rear of the house.

A pretty pine staircase leads up to the first floor, with a central landing leading to two double bedrooms and two singles. The bathroom is situated at the centre of the first floor and although in need of updating, presently features a retro green suite and an airing cupboard.

Outside, the garden is such a suntrap and very private, secluded, and safe. Raised beds edge the level lawn and the borders are well stocked with variegated ivy’s, succulents’ herbs, sedums, grasses, hydrangeas, and roses.

There are some lovely little old outbuildings, which I imagine were a log store, wc and garden store and could easily be resurrected or adapted to create a small home office or such like.

There are some attractive shrubs and mature trees at the rear of the garden, as well as a hidden patio area where you can peek through the trees at the valley views. A stone wall and archway edge this space, as well as concealing the oil tank.

To the front of the property is a steep driveway which could give several parking spaces and leads up to a decent size garage which presents further conversion opportunity (stp).

There is a small patch of land to the East, beyond the garden wall which is also owned by the property - there is a sub-station on it, but it could be extended onto or the garden extended subject to the relevant consents.

In all, this is a super property which I fell in love with. It oozes charm and character and its position in the village is just perfect. It has a lovely feel when you walk in and evidently has been a loving family home for many decades. There is scope to improve upstairs and put your stamp on the property if you wish to, and of course the outbuildings and garage could be a nice little project.

Set in the bustling village of Sampford Peverell and it’s close proximity to great road and rail links, this is a an active village with a great community spirit.

I am certain that this will be an extremely popular property so do call us to book your viewing soon!
