The house was built in 1877 and we have preserved its many Victorian features. The front door opens into a hall with restored Douglas Fir wood floors. There is a study or bedroom to one side of the hall, and the drawing room is at the end of the hall. It is a lovely large room with an elegant bay window looking out over the hills to the south of Bath, across to Prior Park in one direction and to Brown’s Folly in the other. This room has many Victorian features, including a Victorian fireplace, Victorian moulding around the door, as well as the restored original wooden floor. Upstairs there are two double bedrooms. The principal bedroom has even more magnificent views than the drawing room as it is higher up. The sash window has been appropriately double glazed with an Alan Joy window and there is the original fireplace. The bathroom has been completely refurbished with electric underfloor heating under the tiled floor and on a mezzanine level there is a separate wc as well. In the loft we installed flooring plus insulation and we put in a loft ladder. There is access to the roof via a Ventrolla window in the loft.”

“Two floors below is the light and spacious main kitchen/dining room, which we have renovated to make one large open plan room, stripping everything back to the original stone. We installed a complete new kitchen with lots of cupboards and work surfaces, and an integrated refrigerator and dishwasher. The big island with a double sink in the middle of the kitchen has a light coloured Mistral work top and this reflects back the light from the bay window, making the kitchen so bright. We put a range cooker with gas hob and electric oven in the old chimney space. This has a Bath stone surround and lintel, matching the similar chimney space in the dining room, where we have installed a Burley Brampton 8 kw wood burning stove. We have installed dimmable LED downlights throughout. Off the kitchen/dining room is an extremely useful utility room and there is also a cloakroom and shower plus access to the front patio.”

“The three bay windows in the kitchen are the perfect spot to have our morning coffee, overlooking the garden and beyond to Bath Abbey and the hills beyond. As it faces southeast we can enjoy the sun there throughout the day until the sun disappears behind the houses in late afternoon, when it shines into the dining space through the window at the front of the house.”

“On the garden level, there is a big study bedroom which we access from the garden by a French door or from a door at the bottom hall inside the house. We planted trees, two apple trees, a cherry tree, mature shrubs and four flower beds. At the bottom of the garden there is a garage with an automatic door, which can be accessed from Seymour Road. We also have a resident’s permit for one car which can be parked on the street, and a second permit can be purchased if required.”

“The location here has been brilliant. We can walk down into the centre of town easily (0.8 miles) or up the hill to delightful country walks. Larkhall village is 0.6 mile away with its delicatessen, café, excellent butcher’s and bookshop. The house has been so adaptable for us over the years – first as a three bedroom house, then four bedrooms, then back to two bedrooms and a study and a separate space for our returning children to be completely independent. We have really enjoyed living in this graceful, stylish period home, which has been so versatile and so accessible, and we have loved the ever-changing views over the world heritage city of Bath.”
