Hafan Artro is a thriving hotel in Llanbedr, within the Snowdonia National Park, which has been run by the current owners since 2017.
The accommodation is laid out over three floors.
The reception hall is light and airy, with access to the stairs up to the bedrooms, the snug, the dining room and the bar, as well as the Ladies disabled cloakrooms. The bar, with space for 24 covers, has french doors onto the covered veranda and access to the gents cloakroom.
The dining room has a bay window looking out to the front, and a built-in counter. The snug could also be used as an additional dining room, extending the 16 covers.
The first floor has five ensuite double bedrooms, and there are two further bedrooms on the second floor (currently used as staff accommodation) with a shower room and a bathroom. These second floor bedrooms could be used as additional letting rooms, suites or bunk rooms.
<b>The Owners Chalet </b>
The owners' accommodation is in a chalet with open plan kitchen/sitting/dining room and patio doors opening onto the chalet's private garden area. There are two good sized double bedrooms, a separate bathroom and additional area to the principal bedroom which is currently used as a utility and storage but could be converted into an en-suite. There is decking immediately outside, a hot tub and a small garden room. This private screened garden can be accessed from the public garden or via its own private entrance.
The office is next to the owners' chalet, in a quiet spot in the garden. It has a vaulted ceiling and windows to front and rear, and space for 2-4 desks.
The commercial kitchen is well equipped with separate cooking, preparation, storage,
refrigeration and freezer areas, cold beer store/ cellar area, further storage, preparation and service areas. There are laundry/linen rooms on the ground and first floors.
The bar, restaurant and exterior tables have 132 covers (52 inside and 80 outside) which are frequently fully booked. Current trading hours are from 4pm on Monday - Friday, and from midday on Saturday and Sunday. The bar is open to the public and has a thriving local and tourist trade. The mature gardens feature an outside bar and covered veranda.
The owners have established a healthy rising trade and profits on the letting rooms, bar and restaurant with a generous amount of repeat loyal custom.
There is a dedicated loyal workforce supporting the owners. Full financials can be made available on request. With all fixtures, fittings and contents included this is being sold as a "turnkey" solution and there is potential to increase revenue further if desired.

Llanbedr is a very short distance from the West coast of Gwynedd, north of Barmouth, in the south of the Snowdonia National Park, with the tourist spots of Harlech, Portmeirion and Porthmadog all within easy reach.
The hotel is surrounded by an original veranda which leads on to patio seating areas to both the front and side of Hafan Artro, and a large courtyard with outside bar at the rear, accessed from the bar. The courtyard leads to tiered patio and decking areas with glass balustrade leading onto landscaped lawns with a backdrop of trees, bushes and shrubs. A pathway leads to the office and through a gated entrance to the owners' chalet. A large stone chipped and landscaped car park at the front of the hotel has approximately 25 spaces. Deliveries and bin collection are via a separate side driveway away from hotel guests.
