A handsome and imposing semi-detached home in a prime position with views over St Andrews Park.
Full of original character, this property has accommodation arranged over three floors and has been carefully restored and cherished by the current owners.
The accommodation on the ground floor comprises a large and welcoming hallway with beautiful geometric floor tiles, stained glass and ceiling cornice. The front reception room has a bay window with a leafy outlook across the park, an open fireplace, detailed ceiling cornice, a ceiling rose and a picture rail. The adjacent second reception room is flooded with light by large floor to ceiling windows and suits a range of uses; currently it is a photography studio, music and art space and a place to practice your tennis top spin! Glazed doors seamlessly connect the garden while a window links the kitchen/diner at the rear of the house. This room has been recently fitted with a bespoke kitchen with oak fronted units, a granite work top and high-spec integrated appliances. The dining area has two stripped wood dressers, space for a table and glazed doors providing access to the garden. Beyond the kitchen is a useful conservatory/utility area which perfectly bridges inside to out.
On the first floor are four bedrooms and the family bathroom. The master bedroom at the front has a built-in wardrobe and two sash windows with the best views over the park while the adjacent fourth bedroom, sharing the same views, is currently used as a study. Beyond, the second bedroom has a fireplace while the third bedroom is tucked away at the rear of the house, both with views over the mature garden. The contemporary bathroom has been creatively designed with a sleek white suite and complementing tiles which contrast well with the orange walls.
The spacious first floor hallway connects all rooms and has plenty of light from a large, ornate stained glass window. A contemporary open tread staircase rises to the impressive top floor which incorporates a large fifth bedroom (running front to back), a modern bathroom and a sauna!
Externally the property has a neatly landscaped garden with a lawn, well stocked planted borders and two pergola covered seating areas perfect for catching the sun at both ends of the day.
This is an exceptional property in one of the most coveted locations in the local area.
Vendor's comments -
'We have lived in our lovely home in St. Andrews for 30 years and brought up our children Harry and Naomi here for much of that time. It is an ideal family home with plenty of space inside and out, easy access to the beautiful park and it is close to Sefton Park School.
Now that our children have left home we feel that we should ‘downsize’ and move to Oxford to be closer to them.
We will miss this house with its space and its many interesting features as well as the amazing views of the park. We will also miss of course our many good friends and neighbours in this very congenial and welcoming community. And, of course, it is impossible to imagine finding such an interesting street of independent shops and cafes as the Gloucester Road.
We hope so much that whoever lives in this wonderful house and neighbourhood after we have left enjoys as much happiness and laughter as we have!'
