Originally the Catholic church for the village of Tomintoul, this unique property was understood to have been built circa 1924. Having hosted parish, community and educational events alongside musical soirées, the church hall was converted into a residential home in 2004. Extensively refurbished by the current owner from 2013, this is an inviting home which would either be suitable for a growing family or as a holiday home for those seeking to make the most of the scenic Cairngorms National Park, or sample the local delicacies along the whisky trails.

A wide panelled painted door leads into the spacious and welcoming entrance vestibule. Fitted with a tiled floor and partial wall panelling, an arched window overlooks the property frontage. A large wall mounted cupboard contains the electricity circuit breakers and meters, while an open doorway leads into the reception hall area. Within the hall a set of wooden slatted doors opens into the boiler room, which also houses the hot water cylinder and provides ample storage space.

From the reception hall double doors lead into the impressive sitting/dining room. Featuring a high vaulted ceiling with exposed timber beams and three bespoke chandeliers, the original wooden flooring has been fully restored. With excellent space available for both relaxation and formal dining, this striking room benefits from plentiful natural light from the skylights and a deep silled window, while twin glazed doors allow access to the paved terrace beyond. Creating a warm and inviting ambience, the hwam stove is a welcome feature.

Partially glazed double doors with adjacent glazed panel open from the sitting area into the dining kitchen. Well equipped with an array of base and wall units, there are a range of integrated appliances, including a fridge/freezer, dishwasher, washing machine and double oven. It is understood that the freestanding tumble drier will also remain. A u-shaped laminate work surface with contrasting splash back tiling incorporates a 1.5 ceramic sink with drainer, in addition to a four ring induction hob with extractor fan above. Twin windows provide natural light and there is also zoned spotlighting.

An open carpeted hallway from the sitting room leads to the remainder of the living accommodation, while a ceiling hatch provides access to the loft space above.

The principal bedroom is a spacious fully carpeted room of neutral decoration with a large window allowing for views across to the neighbouring hillside. The principal bedroom also has a split level en suite shower room. Of contemporary design, there is a white two piece suite in addition to a fully tiled mains shower enclosure.

Double bedrooms two and three are both well proportioned rooms of neutral decoration and carpeting with deep silled windows overlooking the rear of the property. Both bedrooms enjoy the benefit of modern en suite facilities, with a shower room to bedroom two and bathroom for bedroom three. Double bedroom four is a good size and lies next to a further shower room, which includes a white two piece suite with double shower enclosure.

To the front of the property there is a gravelled area with low retaining wall beside the public footpath, while a paved pathway allows access to the main entrance door. To the side of the property a section of timber fencing provides privacy, while a gate opens onto the large paved terrace. The garden has been designed for easy maintenance and it is understood that the timber shed will remain.
