Property description

The property

Purchased by the current owners in 2012 in a rundown condition, Home Farm has undergone as comprehensive and meticulous a renovation as one could imagine. In effect, the house and annexe have been rebuilt from the ground up with no detail left unaddressed. A complete specification is available, by request, from the agents.

Home Farm is unlisted and sits alongside Main Street with an archway leading to a gravelled parking area. Its gardens and grounds stretch to the south and there is a separate entrance and driveway running from Back Lane on the southern boundary. From the main street entrance, the front door opens onto a spacious dining hall with an oak staircase rising to the first floor. To the right is a drawing room with a log burner and French doors opening onto a south facing York stone terrace. An archway leads through to a study which has views out over the grounds and fields beyond. Back into the hallway and there is a cloak room adjacent to the kitchen. The kitchen, which is bespoke and built by Wychwood, has black granite worktops, a double Belfast sink, Siemens appliances, a Rangemaster fridge freezer, an additional wine chiller fridge, Quooker boiling water tap, a large Mercury dual fuel range cooker and a Rayburn gas stove. Beyond, is a Natural Oak conservatory which is used as a breakfast room and snug and this has French doors opening onto the terrace. Behind this is bedroom 5, currently used as a treatment room, but clearly with a multitude of potential uses, and a corridor, from which a utility room is accessed, reconnects with the kitchen.

Upstairs, the principal bedroom has a separate dressing room, which has beautiful bespoke fitted clothes cupboards and leads through to a stunning bathroom with Aqualisa bath fittings, Duravit sanitary ware and porcelain tiling. In addition, there is a separate store room accessed from the dressing room. There are a further three, generously sized, double bedrooms on this floor and two shower rooms as well as a spacious landing area.

The Annexe
The annexe is detached and sits across the driveway from the main house. It has been subject to the same detailed renovation as the main house. The front door opens onto a small entrance hall with the shower room and utility area ahead and the voided breakfast kitchen to the right which is open plan into a sitting room which has a log burner and French doors opening onto a secluded and private garden area with a terrace and summer house. Stairs lead from the kitchen to a mezzanine reception area above. The other side of the hall leads to a large double bedroom with fitted cupboards.

Outside
Attached to the annexe is a two storey workshop with a WC. This has a lean-to to one end beyond which are 4 raised vegetable beds. Attached to the main house, and opposite the annexe, is a large storeroom which is unfinished but for which the intention has been to create a games room, although clearly it would lend its lend itself to a myriad of uses. Adjacent to this is a garage and two open carports and behind these a further garage and substantial lean-to.

The garden wraps around the house and has been mainly set to lawn with well planted beds. What really sets the garden apart are the beautiful mature trees and woodland area as well as the far reaching southerly views over the paddock and fields beyond. To the southern end, and coming off Back lane, there is a second entrance and driveway bisecting the paddock and leading to the garaging.

Location
East Langton is one of the most highly sought after groups of villages known as ‘The Langtons’. These villages have high quality housing stock, good village communities, are surrounded by beautiful Leicestershire countryside and are within easy commuting distance via Market Harborough’s excellent train service to London St Pancras international. East Langton, which is largely made up of period houses and cottages, has a popular public house, The Bell and a well-supported cricket club.

The thriving town of Market Harborough lies some 4 miles to the south west and offers excellent shopping and supermarket facilities, schools, bars, restaurants, a theatre and leisure centre. The city of Leicester is accessible via the A6.

Schooling in the area is exceptional and private schooling is nearby at Great Glen with Leicester Grammar School and Stoneygate School reached within a short drive. Marginally further away but ‘doable’ on a day basis, there are several other private schools including Maidwell Hall, Pitsford, Spratton Hall and secondary schools at Market Harborough, Rugby, Uppingham, Oundle, Leicester and Northampton.

Directions
Proceed out of Market Harborough on the B6047 Melton Road, crossing over the Foxton Locks roundabout and eventually at the crossroads at the top of the hill, turn right as signposted to East Langton along back Lane. On passing the village sign, take a left following signs to ‘village centre’ On entering the village, the road splits and take the right hand turn into Main Street, where the property may be found immediately on the right hand side.
