The Property

Built in 1893 on a former Vicarage site and formerly known as Llanyre Hall the newly named Nant Y Groes is a most fabulous detached Victorian residence which sits proudly in the centre of the popular village of Llanyre. The property oozes class and character throughout and although some major improvement works have been carried out the original features remain.

Since purchasing the property in 2014 the current owners have spent considerable funds getting the property to the standard it is today. Work includes two new mains gas boilers which work in tandem, hot water cylinder, replacement flat roofs, covering the swimming pool with rsj beams and slabs (these can be removed), updated most of the double glazing, re-felted and improved insulation, new flashing to the chimney stacks, new gutting and downpipes, the wood work has been treated, rendering and the soffits and fascia boards replaced with PVC. As you can imagine the sheer size of the house makes the above a considerable expense, however these have now been done meaning you don’t have to worry!

The accommodation flows over three floors and with the large number of rooms, two stairs and entrance doors it has been home for three generations since 2014. The family can enjoy living in such a wonderful house but still have space when some privacy is required.

The style of the property provides high ceilings and large rooms throughout, the entrance hall certainly sets the theme as you step in. There are five reception rooms on the ground floor, together with the kitchen with a large 4 oven Aga, pantry, former swimming pool (which could make a fantastic gym!). The impressive conservatory which links the dining hall and the sitting room enjoys overlooking the gardens to the rear. From here you will appreciate the expenditure of replacing the double-glazed windows!

The original stair and beautiful stained-glass window lead to the first-floor accommodation which offers five bedrooms and three bathrooms. The master bedroom suite is something special, a huge double with a walk-in wardrobe and en-suite bathroom.

The second floor, formerly four bedrooms is now home to grandparents, a stair leads to an open plan kitchen/dining area and in turn three bedrooms and a lounge. From the lounge window you have a stunning view over the village towards Llandrindod Wells in the distance.

A truly wonderful property improved considerably to the make it the impressive home it is today.

The drive to the property leads to the side entrance door. There is ample parking and the drive continues around the front of the house and gives access to the rear garden. To the side of the house is a useful attached store shed and a laundry room which is home to the new boilers. There are number established trees and shrubs surrounding the house providing some privacy to the front and side. The rear garden is a fantastic space, with a large lawn, wildlife area, pond and raised paved seating area it is a fantastic space for the family to enjoy.
