If you lived here...
You'll be watching guests' jaws drop as they step into your 140 square foot kitchen/diner. With triple glazed skylights set into the vaulted ceiling overhead, and large format marbled tiling (complete with underfloor heating) underfoot. Countertops are timber, the backsplash is classic metro tiles, fitted cabinets are striking eggshell blue, you have a Dublin sink and one wall is gorgeous exposed brick.
There's more timeless style in the rear reception, where the exposed brick chimney breast houses an ebony wood burner, your 125 square foot front lounge is similarly striking, with yet more exposed brick and an ebony hearth. The ground floor's completed by your flawlessly finished shower room, complete with original 1920s taps and gloriously decked out in marbled floor tiling and floor to ceiling metro tiles in the oversized, walk in rainfall shower.
Upstairs, both bedrooms are substantial doubles of 105 and 135 square feet apiece, with broad blonde engineered timber floorboards underfoot and more vintage features. The property is completed by your skylit loft room, 180 square feet and full of natural light. Finally, your private rear garden is a lush mix of patio, lawn and beds, overseen by mature foliage and home to a recently installed, high end 'Beast' shed.
- Parents will be pleased to know that you have eighteen primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted. The 'Outstanding' Davies Lane Primary is just a half mile on foot.
- The thriving social hub of Francis Road, recently part-pedestrianised and home to an ever increasing range of independent eating and drinking establishments, is just over fine minutes walk away.

A word from the owner...
"We have really enjoyed living in Leytonstone. The house is perfectly located - although didn't know it when we moved here, Lincoln Street gave us equidistant access to everything the vibrant local area offers. Within ten minutes you can be on Wanstead flats without a house in sight, Equally you can wander to the shops and restaurants in Leytonstone, or the excellent cafes, wine bars and shops of Francis Road. The recently refurbished leisure centre across the road has been great for our small child, with an excellent soft play as well as swimming lessons. The house itself is cool in the summer and warm in the winter. Within the last couple of years we have completely remodelled the kitchen and bathroom and it's great fun to have breakfast with the morning sunrise coming through the double doors or to have lunch with the afternoon sun again shining on you through the roof windows. Both our neighbours on either side are lovely."
