Property description

Godmanstone is a small pretty West Dorset village lying within a designated Area of Outstanding Natural Beauty to the south of the popular Abbey town of Sherborne (15 miles) and five miles to the north of the County town of Dorchester.

Both towns have an excellent range of facilities including shops, both independent and national chains, supermarkets including Waitrose, pubs, restaurants as well as mainline railway stations to London Waterloo from both.

In the village is the popular Godmanstone farm shop and Café and Holy Trinity church is peacefully located in Church Lane.

Within two miles is the larger village of Cerne Abbas which has an excellent shop open seven days a week, three pubs and a tea room.

Further to the south the Dorset coast at Weymouth (13 miles) gives access to the Jurassic Coast a unesco world heritage site with the glorious South West Coastal path, water sports from the marina and the national sailing academy at Portland.

Sporting facilities in the area includes golf at Sherborne and Dorchester and horseracing at Wincanton, Taunton and Salisbury.

Independent schools in the area include Sherborne School, Sherborne Girls, Sherborne Preparatory School, Hazlegrove, Port Regis, St Mary’s Shaftesbury, Clayesmore, Bryanston, Hanford and Knighton House as well as state schools in Sherborne and Dorchester.

The Old Rectory is thought to date back to the mid 18th century and has most handsome cut stone and knapped flint elevations under a slate roof and has classical proportions provided by the large sash windows which also flood the house with light. This fine and notable village house, which has an additional wing in separate ownership, has elegant accommodation arranged over three storeys and some fine rooms, most notably being the splendid drawing room with high ceilings, ornate fireplace and large double height glass doors. To the front of the house an entrance porch gives way to a spacious reception hall with glazed double door leading to the garden and a pretty staircase to the first floor. Also on the ground floor is a good size formal dining room with fireplace, a study with book cases and a charming country kitchen with Aga and stripped wood floor opening to a utility area and pantry with a large conservatory beyond overlooking the garden and view. On the first floor is a master bedroom with en suite, two further double bedrooms, a bathroom and separate shower room as well as a long landing and single bedroom. Stairs from the landing lead to the second floor where there are two further double bedrooms and a shower room.

Please see floor plans.

The property is approached at the front from the village road via a private drive through stone pillars and wrought iron gates where there is ample parking and access to a double garage (with studio) and a stable block with two loose boxes and a tack room. The front garden is enclosed with an attractive wall to the front and level lawn with beds planted with mature shrubs and a fine magnolia adorns the front elevation of the house together with a climbing rose and wisteria. A gate to the side of the house leads to the rear garden at the property which is mostly laid to lawn and bordered by further mature beds with shrubs plants and flowers and some fine trees including a Beech and Horse Chestnut. On the rear boundary is a heated swimming pool with terrace and pergola with climbing rose, beyond which is the River Cerne. Immediately to the rear of the property is a large terrace and seating area leading out from the conservatory. From the rear garden there are glorious views towards the hill beyond to which there is easy access from a nearby public footpath.

From Dorchester head north on the A352 towards Sherborne. Proceed through the village of Charminster and after approximately three miles lies Godmanstone. Proceed through the village passing the farm shop on the right hand side and down a gentle slope with a row of cottages on the left hand side. The property is situated on the right hand side, 20 yards past the post box.
