Charming 7.9 acre croft with detached bungalow
A charming croft which offers a detached bungalow set in mature landscaped garden grounds and enjoying the most spectacular views over the surrounding countryside towards Loch Sunart.
Located on the outskirts of Strontian, 2 Upper Scotstown has been lovingly renovated and extended in recent years to create a superb family home which boasts versatile accommodation, with the addition of a working croft which runs to the front and rear of the decrofted property, extending to 7.9 acres.
2 Upper Scotstown enjoys a truly exceptional position and boasts spectacular, panoramic views over its extensive grounds towards the surrounding countryside and Loch Sunart. This idyllic and private location is further complemented by the property itself which offers bright and spacious accommodation. With stunning views enjoyed from most of the windows throughout the property, the large kitchen and dining area with oil fired aga is a most attractive feature in particular.
In excellent order throughout, the property benefits from double glazing and oil fired central heating, as well as attic roof trusses which could provide further accommodation subject to planning permission. The current owners gained this planning, however it has now lapsed (Planning Reference: 15/00631/ful).
In addition to the property, there is around 8 acres of owner occupied croftland, two outbuildings, a vegetable garden with polytunnel and mature, beautifully presented garden grounds. The croftland, which runs to the front and rear offers a paddock as well as hillside grazing and a two cow share in the common grazing. This smallholding provides an idyllic self sufficient lifestyle for the keeping of livestock/ponies and the growing of vegetables.
The property is quietly situated at the edge of the popular village of Strontian, which is located at the head of Loch Sunart amidst spectacular Highland scenery. The village has a range of amenities, with shops, hotels, post office, doctor’s surgery, primary school and secondary school. Further facilities and amenities are available at Fort William some 25 miles distant. The area provides an ideal base to take advantage of all the West Highlands have to offer, including skiing, sailing, walking and fishing to name but a few.
The area outlined red is included in the sale and extends to around 7.9 acres. The house site and garden has been decrofted, with the remaining land forming an owner occupied croft.
The current owners have created a great croft with vegetable garden, outbuilding and shed, both with services. There is a paddock to the front of the property offering grazing, whilst the remaining hillside croft can be accessed from the rear with the formation of a new track.
