A grant of outline planning permission was obtained on appeal under reference number app/Y1110/W/18/3202635 on the 14th January 2019 for a development comprising a 64 bed residential care home and up to 155 residential units. A S106 agreement provides for Affordable Housing at a rate of 35% as well as off site improvements to Clyst Road within the public highway. There are no financial contributions required however Exeter City Council are a cil authority with a chargeable rate of £80 psm (plus indexation) in respect of residential development (excluding social housing) however the residential care home elements are charged at a nil rate.
