This desirable three storey family home provides a great opportunity to acquire a beautifully presented four bedroom residence set within a secluded courtyard position close to Queen Mother Square in the sought after development of Poundbury. The property boasts a wealth of spacious, light and airy accommodation and benefits from an enclosed garden to the rear and a double garage. EPC rating C
This property is superbly located within the heart of Poundbury. Poundbury is an urban development of the County Town of Dorchester, and is Prince Charles's vision of the development of new communities in the 21st century. Designed around the residents rather than their cars, it is intended to be a sustainable development where it is possible to meet a higher proportion of daily needs on foot, rather than relying on a car. Within walking distance there are Waitrose, The Duchess of Cornwall Hotel and Restaurant and an ever-growing range of bistros, coffee shops, beauty salons, dress shops, hairdressers, dentists, a medical centre, a garden centre and a mature Woodland Park.
Entrance to this impressive detached residence is gained via a hallway that sets the tone for the rest of the property, with generous room sizes and an abundance of natural light creating a truly spacious and open feel.
The kitchen/breakfast room is a wonderfully spacious room fitted with a wealth of integral appliances and a comprehensive range of modern wall and base level units that provide generous storage options with work surfaces over. A separate utility room provides additional storage options and work surfaces.
The property is enhanced by a generous ground floor dining room receiving plentiful natural light gained via a dual aspect. The property benefits from two cloakrooms servicing both the ground and first floor.
The lovely presentation of the property continues to the first floor where a landing with feature oriel window, provides access to a spacious, dual aspect sitting room which receives plentiful natural light and features an attractive fireplace.
Also situated on the first floor is the master bedroom, a spacious, light and airy room enjoying en-suite facilities (with both bath and separate shower cubicle) and offering an abundance of storage options gained via a walk-in wardrobe.
There are three further double bedrooms situated on the second floor together with a large storage cupboard and a family bathroom, tastefully fitted with a suite comprising low level wc, a wash hand basin, panel enclosed bath and separate shower cubicle.
There is an Annual Manco charge with charges varying between £110 and £160 dependent upon location.
We have loved our time here at No 7, moving in when the house was newly built. The house is beautifully light and airy and the courtyard location has proved quiet and peaceful, away from busy roads. Since Waitrose opened, and the new Dorchester bus service started, we have found we rarely need to use our car. We have enjoyed a wide range of clubs and classes in Poundbury (walking group, wi, Pilates, keep fit, to name just some) and we have a small allotment that we shall miss too. Our grandchildren still love the several playgrounds dotted around the development - and Weymouth beach is a big draw too. We are only moving because we need to be further east to be nearer our family, who all live the other side of the Channel.
Mains electricity, water and drainage are connected. Gas fired central heating. Broadband and satellite are available also.
