The site - TA11 6ER
This exciting opportunity offers buyers the chance to acquire a substantial potential building plot and adjacent land located on the edge of the village of Keinton Manderville in Somerset. The site is offered in two Lots:
Lot 1 extends to c. 0.42 ha / 1.04 acres and is currently used for general agricultural purposes and includes a barn, shed and dilapidated stables. The site faces onto Combe Lane and is positioned a short walk from the centre of the village. A planning application for a new residential property on the site was historically refused in 2015 and a subsequent appeal dismissed. However, significant weight was placed by the appeal officer on the fact the proposed dwelling would not relate to the 'linear built form of buildings in the surrounding area'. As such our client and their architect are of the belief that a revised application with a repositioned dwelling may prove successful. A plan indicating a potential revised layout is shown overleaf and is available as part of a planning / technical pack from klp upon request.
Lot 2 comprises of relatively level agricultural land to the west of Lot 1 and extends to c. 3 acres. This would provide excellent amenity land to a future occupier of Lot 1 or may be of significant interest to other local parties for equestrian use.
The attractive and popular village of Keinton Mandeville is situated in the southeast of Somerset, midway between the market towns of Somerton to the West, and Castle Cary to the East. The village has a population of around 1,000 people and offers a range of local amenities such as The Keinton Stores, The Quarry Inn, a hairdresser, Primary School located near the centre of the village, the Church of St. Mary Magdalene, village hall and local farm shops.
The freehold site is offered for sale in two Lots. Offers are invited for Lot 1 on either an unconditional or conditional (subject to planning) basis although the vendor will understandably give preference to unconditional proposals. Lot 2 if offered for sale on an unconditional basis (first refusal being given to the purchaser of Lot 1).
Please contact the vendors sole agents klp to arrange to view the site.
Lot 1 was subject to a planning application (ref. 15/04301/ful) seeking consent for the construction of a new detached dwelling house, garage and barn renovation which was submitted to South Somerset District Council and subsequently refused on 12th November 2015. A subsequent appeal of this decision was dismissed on 29th June 2016. Lot 2 has not been subject to any recent planning applications.
Copies of the documents in regard to application ref. 15/04301/ful along with an indicative new layout plan showing a revised position for a dwelling are held on file by the agents and are available by email upon request or via our website for registered applicants.
