Lime Rigg is a substantial, modern property constructed by the current owners in 1991. The property is situated amongst private gardens surrounded by idyllic countryside within easy access of the Lake District National Park. The property offers versatile living with spacious accommodation throughout and generous grounds with scope for a variety of uses.
The entrance porch sits to the front elevation with exposed stone walls and windows to either side. The part glazed entrance door leads through to the open hallway with stairs to the first floor, understairs cupboard and access to the ground floor accommodation. The generous breakfast kitchen offers a range of units to one end with space for a dishwasher, fridge and microwave, as well as having an integral oven and stainless steel sink unit. There is ample space for a dining table and chairs, as well as a more relaxed sitting area. The utility room is conveniently accessed off the kitchen with further units, sink and storage cupboard along with plumbing for a washing machine and space for a tumble dryer. An external door to the rear of the property lends itself as a more everyday entrance to the hall. The study sits central to the property and can be accessed from both the utility room and hallway.
A generous sized drawing room with open fire allows for a more formal entertaining space with stunning outlook over the garden to the front and space for a dining area to one end. Patio doors lead from the drawing room through to the exceptionally light and bright garden room which has a charming visual aspect over the gardens and rural setting beyond. The cloakroom, with wash hand basin and WC, completes the ground floor accommodation.
Stairs lead to the first floor galleried landing with two substantial storage cupboards and access to the part boarded loft. Five good sized double bedrooms, four with wash hand basins, are ideally situated to enjoy the views which surround the property. The family bathroom is fitted with a generous corner bath, wash hand basin and WC. A further “Jack and Jill” style shower room sits between the landing and one of the bedrooms with shower cubicle, wash hand basin and WC.
A private tarmacadam drive leads down to the property with a variety of young and mature trees to one side. The parking area surrounds the property with space for several vehicles. The well maintained gardens are located on two sides and are laid mainly to lawn with a variety of mature trees, shrubs and borders adding to the charm. A small vegetable garden is located to the back of the house along with a greenhouse and garden shed.
A useful gardener’s shower room with shower cubicle, wash hand basin and WC is situated within the house but has external access from the garden. An extensive area of hard-standing extends the possibilities for the property with a substantial agricultural barn, workshop and weighbridge to one side.
A well fenced field, ideally suited to grazing, with water connected sits to the east of Lime Rigg with access at both the top of the drive and from the yard. A mature area of woodland with the River Caldew flowing through, sits to the north and is an idyllic location to enjoy the local wildlife.
In total the property extends to just over 11 acres.
