Fine and Country. Simply put, this is The Causeway, South Sutton, SM2.
For those who are unaware of The Causeway, it is arguably the most desirable road within the affluent SM2 post code. Houses rarely becomes available in this road (only two known sales over the last 10 years) and any ownership normally means for life. Similar styled property on large plots complete the road.
Awaiting the next ownership, this house has faithfully served the current family for decades and now requires modernisation. This exciting prospect allows someone to design and create a property which best suits them.
A wide frontage of circa 100ft sets the scene. The carriage driveway, the handsome character architecture and the imagined possibilities draws one in.
The internal accommodation is in two parts; the main house and the annexe. The main house consists of four reception rooms, four double bedrooms, grand hallway, kitchen breakfast room, two bathrooms (one dressing room) and two stand alone toilets. The bedrooms are impressive in size and the master suite offers a retreat for the owners. The annexe provides extra flexibility to the accommodation with its own entrance, two bedrooms and bathroom and what could be (with some small building work, subject to consents) a self-contained unit to include kitchen (currently a utility room), lounge, bedrooms and bathroom. The separation of the annexe from the main house makes it ideal for multi-generational families, au-pairs or perhaps overseas guests. The decor is homely but does require modernising.
The plot measures 0.59 of an acre and includes a long, wide rear garden of approximately 165ft x 108ft, a tennis court, pond, brick built barbecue and patio; the gardens continue to either side of the house. The double garage has direct access into the house via an internal hallway which also offers access to the rear garden.
Locally the area is extremely convenient. Sutton has train links into London Victoria, London Bridge and St Pancreas. Road links include the A217 (leading to London, the M25 and A3). Gatwick and Heathrow airports are easily reached and nearby towns include Epsom, Banstead, Kingswood and slightly further afield Kingston-upon-Thames.
This opportunity is not to be missed. As mentioned, property rarely comes to the market in The Causeway and any aspirational buyer looking for a family home in which to build their lives must apply.
EPC EER Rating E.
My parents had been looking for a property to come up for sale in The Causeway for a few years as this was their dream road with properties very rarely coming on the market here.
They eventually purchased No. 5 in the early 80s and set about renovating it from top to bottom. The conservatory was added to the back of the house and double glazing installed throughout along with central heating. York Stone fireplaces were built and the flooring in one of the largest bedrooms (which we used as a games room) was reinforced in order to take the weight of a snooker table but we ended up opting for a table tennis table instead.
There was originally a putting green and croquet lawn at the rear of the garden and this was replaced with a tennis court and 13 foot x 9 foot fish pond.
The tennis court has had many hours of use and tennis practice with my brother actually becoming a very successful tennis player, also participating in the National Championships. He went on to become a professional tennis coach, coaching at the David Lloyd Centre and eventually moving to Spain and coaching in Marbella. The court now needs resurfacing having not been used for a number of years but it still holds many fond memories (mainly of me being thrashed by my brother).
The Causeway is a quiet road and all of the neighbours are very friendly and welcoming. Sutton train station (with its superb links to London) is walkable and we are within 5 minutes of the local bus stop. Having a postbox outside our frontage is also very useful.
I am sure whoever ends up purchasing No. 5 will absolutely love the property and surrounding area.
