Property description

An elegant and imposing individual detached character residence of exceptional quality. With commanding water views, this most handsome property has good-sized gardens and is located within a few hundred yards of local beaches, shops and sailing facilities.

Description
Offering generously proportioned 5 bedroom, 3 reception accommodation, many character features are abundant within this light and airy house, where photography does not do justice to its quality and comfort. Bought through H Tiddy as a project in 2007, our clients have enjoyed Roscarrick as their main home as well as sympathetically restoring this stunning house to its former glory. A hand painted wooden Loxley kitchen was purpose built by Different by Design of Truro. New double glazed hardwood windows have been fitted throughout. In addition, the house benefits from a new slate roof.
A rare commodity in the village is the combination of good-sized relatively level surrounding gardens with commanding water views. The mature gardens are a real feature, beautifully landscaped yet with an easily manageable theme to suit both the second or permanent home buyer.
Roscarrick enjoys breath-taking views that encompass the Percuil River, with its yacht moorings and the delightful part-wooded National Trust countryside beyond. The views on the first floor move round to the south where one overlooks the village and St Mawes harbour including the boating activity in Falmouth Bay with the Lizard Peninsula in the distance.Exclusively located on Freshwater Lane, for the keen sailor there are moorings available in the river, and launching and boat storage facilities are about 250 yards away. St Mawes Sailing Club Quay and Summers Beach are within 350 yards. A pleasant stroll, mainly along the waters edge or by footpath, a short cut through the village leads to the central harbour area and various amenities. There is easy access on to the banks of the Percuil River for the walking enthusiast or ornithologist.
Properties with the combination of qualities that Roscarrick features are limited in St Mawes.

A Brief History
Roscarrick was one of the main properties built in the village in the 1930's, identified by its hurricane windows. Its grounds then would have extended onto the two properties to the north western and eastern side of the property, where neighbouring properties, Penmark and Balros now lie. To protect its glorious river and countryside views, Balros has covenants on its bottom gardens restricting hedge height. Roscarrick is well-known by H Tiddy, being in the ownership of Alex and Barbara Leitch in the 1970's who were part owners of our company before it was sold to our current co-directors in 1991.
H Tiddy sold the property for the Leitch family, as a 1970's time warp in 2007, to the current owners who, at the time only lived two doors away. They have painstakingly restored Roscarrick with a vision of retaining its original character, but have also modernised and reconfigured the property to accomplish modern day standards.

A Brief Tour
On entering the property through the pillared entrance portico one enters the beautifully proportioned entrance hall with solid wooden floors, galleried wooden staircase and doors leading to the formal dining room, sitting room and kitchen. The sitting room is a particular feature of the house spanning the width of the property and being loosely divided into two sitting areas. To the front elevation there is a large wood burner inset into a stone fireplace. This formal sitting area has wonderful views to the south west elevation over the well stocked and mature front gardens. To the other is a further reception area with French doors to the rear garden and benefitting from glorious and expansive views over the Percuil River to the countryside of the Roseland Peninsula. The recently extended and fitted kitchen offers a very large space to both cook and dine, and features granite and corian work surfaces, an electric 4 oven Aims Aga, Miele integrated ovens, a large American style fridge freezer and travertine floors. To the rear elevation is a newly built sunroom designed to maximise the views over the well-stocked gardens to Percuil River. Accessed from the sunroom is a balcony providing excellent space for enjoying the sun and dining alfresco. Also on the lower ground floor is a useful cloakroom and utility room with a range of work surfaces and plumbing for a washing machine and tumble dryer.
The first floor is accessed via a beautiful galleried wooden staircase complete with a stunning feature window which captures the views over the gardens to the Percuil River with its ever changing coastal scenery. There are five good sized double bedrooms on this floor, one with an en suite shower room and one with a walk-in wardrobe / dressing room. There is a further bathroom and a shower room, both with under floor heating and heated towel rails. The majority of the bedrooms benefit from sea views to Falmouth Bay making Roscarrick a rare property in the village with both sea and river views. Bedroom 4 has direct access to the gardens via an external staircase making it an ideal annexe for a dependant relative should the onward purchaser wish.

Gardens and Grounds
The gardens and grounds are a particular feature of the property. At approximately an acre, there are few properties in St Mawes that offer such generous outside space. To the front elevation there is a sweeping gravel driveway providing ample parking for multiple vehicles and also a good size single garage. There is a further parking area accessed from Polvarth Road providing an excellent area for storing boats.
Roscarrick House sits in a commanding position in the centre of it's grounds with the beautiful mature gardens surrounding it. To the rear there is a large patio area and well- manicured lawns, both with stunning views. The rear gardens are characterised by dispersed flowering trees and mature flora with sweeping pathways. To the south eastern elevation is a period crystal garden and fountain.
