St MawesThis enchanting south facing harbour village is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty, with much of its surroundings owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a good wide range of amenities, which are open all year, including butchers, bakers, convenience store, post office / newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops including Fat Face. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream Mawes has long been one of the West Country's more desirable and exclusive destinations, with Olga Polizzi's Hotel Tresanton and the recently re-modelled Idle Rocks Hotel both luring the rich and famous. A Brief History
Roscarrick was one of the main properties built in the village in the 1930's, identified by its hurricane windows. Its grounds then would have extended onto the two properties to the north western and eastern side of the property, where neighbouring properties, Penmark and Balros now lie. To protect its glorious river and countryside views, Balros has covenants on its bottom gardens restricting hedge height. Roscarrick is well-known by H Tiddy, being in the ownership of Alex and Barbara Leitch in the 1970's who were part owners of our company before it was sold to our current co-directors in 1991.
H Tiddy sold the property for the Leitch family, as a 1970's time warp in 2007, to the current owners who, at the time only lived two doors away. They have painstakingly restored Roscarrick with a vision of retaining its original character, but have also modernised and reconfigured the property to accomplish modern day standards.

A Brief Tour
On entering the property through the pillared entrance portico one enters the beautifully proportioned entrance hall with solid wooden floors, galleried wooden staircase and doors leading to the formal dining room, sitting room and kitchen. The sitting room is a particular feature of the house spanning the width of the property and being loosely divided into two sitting areas. To the front elevation there is a large wood burner inset into a stone fireplace. This formal sitting area has wonderful views to the south west elevation over the well stocked and mature front gardens. To the other is a further reception area with French doors to the rear garden and benefitting from glorious and expansive views over the Percuil River to the countryside of the Roseland Peninsula. The recently extended and fitted kitchen offers a very large space to both cook and dine, and features granite and corian work surfaces, an electric 4 oven Aims Aga, Miele integrated ovens, a large American style fridge freezer and travertine floors. To the rear elevation is a newly built sunroom designed to maximise the views over the well-stocked gardens to Percuil River. Accessed from the sunroom is a balcony providing excellent space for enjoying the sun and dining alfresco. Also on the lower ground floor is a useful cloakroom and utility room with a range of work surfaces and plumbing for a washing machine and tumble dryer.
The first floor is accessed via a beautiful galleried wooden staircase complete with a stunning feature window which captures the views over the gardens to the Percuil River with its ever changing coastal scenery. There are five good sized double bedrooms on this floor, one with an en suite shower room and one with a walk-in wardrobe / dressing room. There is a further bathroom and a shower room, both with under floor heating and heated towel rails. The majority of the bedrooms benefit from sea views to Falmouth Bay making Roscarrick a rare property in the village with both sea and river views. Bedroom 4 has direct access to the gardens via an external staircase making it an ideal annexe for a dependant relative should the onward purchaser wish.
