The Duck and Tipple is located on London Street, near the High Street. Andover is a picturesque market town situated on the River Anton in the Test Valley District of Hampshire on the eastern end of the Salisbury Plain. It has an attractive High Street with narrow walkways and a rich heritage dating back to Saxon times. There is a market every Thursday and Saturday on the High Street. Andover has a population of about 50,000.

Andover has great transport links, due to being bypassed by the A303. It allows for fast road communications to the nearby settlements of Salisbury, Basingstoke and London. Andover Railway Station is run by South Western Railway and is close to the town centre with regular services to Salisbury, Yeovil, Exeter, Basingstoke and London Waterloo.

The Duck and Tipple is a mid-terrace brick building under a flat room and is briefly described as follows:


Trade areas


Front entrance from London Street into main bar. This trade space is presented in a rustic manner with wood effect floor, panelled walls and furnished with leather sofas, upholstered bar stools with panelled tables and benches to seat approximately 30. Tiled fronted concrete topped bar servery with undercounter barrel storage and wash up room behind.

Separate front entrance is the ‘takeaway’ section of the business, which continues the same style of furnishing with fixed seating, wood effect floor and a tiled fronted laminate top counter.

Beyond the takeaway area is the catering kitchen fitted with vinyl flooring and a range of stainless steel equipment including grills, fryers and extraction system. There is also a wash up area.


External


Rear trade patio fitted with artificial grass to create a bespoke mini golf course which has external electric heating system. Fixed seating for approximately 10, but can accommodate more standing. Outbuilding houses two unisex toilets and a storeroom.

Our clients established their brand ‘The Duck and Tipple’ in 2018, and in October 2022 added the Andover site to their collection. The business opened its doors to the public in February 2023 and since then has carried many traits from their other establishment in Basingstoke. The Duck and Tipple is a cocktail bar popular with young professionals and generally caters towards the middle and high-class demographic. The Andover site offers a takeaway venue ‘The Greedy Goose’, which offers dirty fries, cheesy melt baguettes and light snacks. We understand since opening, the business averages gross monthly takings in the region of £8,000 to £13,000, with a trade split 70% wet and 30% dry sales.

Our clients are wishing to move on from the business due to being located some distance from the premises, and to focus on other ventures. We are of the opinion that turnover and profit can be further improved should a new operator look to expand on the marketing and a more ‘hands on’ approach.

Leasehold premium £25,000 to include goodwill and fixtures and fittings.

The Duck and Tipple is held on a ten year lease from a private landlord, which commenced October 2022. This is a partial repairing and insuring lease agreement, with the landlord being responsible for the structure of the building. The lease falls outside of the Security Provisions of the Landlord & Tenant Act (1954) and is fully assignable. Rent £21,000 per annum, paid quarterly in advance subject to rent reviews every five years at open market rent. An incoming party will be required to provide a security deposit to the landlord of one-quarter’s rent in advance. The lease is free of all trade ties.

Clause: The business name is to be changed shortly following sale completion. This is so the business is no longer associated with our client’s other business with the same name.
