Description

Chew Moor Methodist Church was built in 1856 and following an extension in 1927 it was extensively refurbished in 1991. It is a church building of traditional brick construction under a mixture of pitched slate roof and flat roof with parapet wall.

To the side of the church, there is an area of grass with a number of trees which is bounded on the north and west side by hedges, the church on the south side with the pavement on the eastern side.

To the front of the property, an area of tarmacadam provides parking for two cars and a walkway runs along the northern side of the property with three entrance points into the building. The main entrance to the church is via a porch leading initially into a hallway and then the main church. There is a door into a kitchen which provides access to small and large meeting rooms with the large meeting room also having a door to the outside. This is located closest to the pavement and is at the front of the building.

A further door onto the walkway provides access at the bottom end of the building into a further lobby area with access to the main church and the vestry as well as disabled, male and female toilets.

There are stairs from the hallway to a first floor where there are two rooms currently used for storage.

Externally, to the side of the bottom door there is a further door leading to the cellar where the two boilers are situated.

The church has a mixture of tiled, lino and carpet floor coverings with the internal walls being mainly painted and the ceiling are also painted. The windows are mainly doubled glazed.

Location

The property is located on St. Johns Road within the village of Chew Moor, approximately 1.5 miles north-east of Westhoughton and just under a mile south-west of Lostock. St. Johns Road/Chew Moor Lane is the main route through the village from its junction with the A6 passing beneath the M61 Motorway enroute. Locally the A6 roughly runs parallel with the M61 in a south-east
orth-west direction between Salford and Chorley, connecting into the A58 approximately 700m from Junction 5 of the M61, which provides a direct link between the M60 on the north-western periphery of the Manchester conurbation (16 miles) and the outskirts of Preston (22 miles) where it connects with both the M6 and M65 Motorways.

The town of Bolton is approximately 4.3 miles to the east of Chew Moor and has a population of over 139,000. The Town Centre offers major retail and leisure facilities including all the national supermarkets, several shopping centres, museum and aquarium, out-of-town retail parks etc.

The village is mainly a residential area with very little in the way of amenities, although there is a public house. The nearest retail and leisure facilities are in Westhoughton, where there is a Sainsburys and Aldi supermarkets and a small shopping complex. There are also restaurants, take-aways, schools and some leisure activities.

Addendum

Guide Price

An indication of the seller's current minimum acceptable price at auction. The guide price or range of guide prices is given to assist consumers in deciding whether or not to pursue a purchase. It is usual, but not always the case, that a provisional reserve range is agreed between the seller and the auctioneer at the start of marketing. As the reserve is not fixed at this stage and can be adjusted by the seller at any time up to the day of the auction in the light of interest shown during the marketing period, a guide price is issued. This guide price can be shown in the form of a minimum and maximum price range within which an acceptable sale price (reserve) would fall, or as a single price figure within 10% of which the minimum acceptable price (reserve) would fall. A guide price is different to a reserve price (see separate definition). Both the guide price and the reserve price can be subject to change up to and including the day of the auction.

Reserve Price

The seller's minimum acceptable price at auction and the figure below which the auctioneer cannot sell. The reserve price is not disclosed and remains confidential between the seller and the auctioneer. Both the guide price and the reserve price can be subject to change up to and including the day of the auction.
