Property description

The premises comprises of a warehouse with in built offices and large external yard area. The main warehouse is of steel portal frame construction covered with single skin profile sheet cladding to the upper walls and roof. There was some lower level brick/block in part to an approximate height of 2.6 m. The roof was pitched and incorporated translucent panels allowing natural daylight into the warehouse area. The premises had an eaves height of 5.34m rising to 5.96m at the apex. The warehouse lighting had recently been replaced to new more cost effective low bay LED light fittings. The one in the northeast measured 2.41m wide by 3.99 high. A trade counter/office had been formed within this warehouse space constructed from breeze block and incorporated a mezzanine storage area.

Externally, the premises benefitted from a large yard with concrete surface. There was full perimeter fencing and double access gates providing a secure site.
