It is of particular note that the site benefits from many energy saving technologies. Environmental ethics are stitched into the very fabric of the businesses with the site having solar panels, solar hot water and lighting and wood fired heating throughout. As evidence of this the pub has an energy performance certificate rating of ‘B’ which for a property of this age is quite a rarity. The site is situated in a quiet hamlet on the outskirts of the village of Sweffling, surrounded by farmland and woodlands, footpaths and cycle paths. The market towns of Framlingham and Saxmundham are just a 10 minute drive from the site, and Saxmundham features a rail line connecting with trains to London.

Within 20 minutes drive from the site is Suffolk’s delightful coast and Area of Outstanding Natural Beauty. The dark skies are perfect for stargazing, and the local rspb reserve at Minsmere (as featured on Springwatch) is just 10 miles from the campsite.

The Sweffling White Horse is a multi award-winning free-of-tie traditional village pub with a strong emphasis on real ale. The pub has been voted the local camra branch Pub Of The Year for 5 of the 10 years it has been trading.

The pub is a two-storey brick and timber building, built in 1810 and was originally a coaching inn. It closed in 2003 and previous owners made repeated attempts to obtain change of use to convert it to a residential dwelling. Applications were strongly opposed by camra and the local community, and the pub was put back on the market, and purchased by the current owners in 2008. Since opening in 2011, the pub immediately caught the attention of camra who featured it in the Good Beer Guide and presented the first Pub of the Year award in 2015. The same year, the pub was awarded East Anglian Pub of the Year – making it one of the top 16 pubs in the country. It is now a thriving, community-focused pub which is full of character and is well supported by locals in addition to being very well known further afield.

This two-room pub has a very unique interior – reflecting the look and feel of an alehouse in the early 19th century. There is a public bar with quarry tiled flooring, seating and a large inglenook fireplace featuring a wood-fired Esse range. The adjoining lounge bar has a wooden floor, large fireplace with wood-burning stove and further tables and chairs. A corridor from the public bar leads to gents and ladies toilets. There is no bar – instead drinks are served from a taproom door and ales are stored in a chilled room behind the kitchen. The pub has retained lots of original features, and has traditional pub games including bar billiards and darts.

The Sweffling White Horse is currently run as a wet-led pub, but it has previously served food. There is potential to extend the pub kitchen (subject to planning) to expand on the food prep area and potentially create a dining area. The pub also has a large cellar and an attractive covered courtyard area for outdoor drinking. The pub has a good reputation for live music, and before the pandemic hosted regular music nights.

A wood-fired central heating system runs throughout the building, powered by a beautiful range cooker in the public bar. Solar panels on the roof provide hot water when the range is not in operation, and the pub also has solar pv panels.

Above the pub is the owners’ accommodation featuring a spacious living room, kitchen, double bedroom and bathroom. Adjoining the pub building on the South side is an extension which comprises two self-contained one bedroom flats, one of which is currently rented out on an assured short-hold tenancy. This extension abuts the owners’ accommodation, so there may be scope to re-configure the residential aspect of this building, subject to planning.

A small courtyard behind the pub is currently unused but could be put to use as either tenant’s outdoor space or a further outdoor drinking area. The site also has a car park with space for 23 cars, and an informal agreement with a neighbour for the use of a nearby field as overflow parking.

Alde Garden was the first glamping site in Suffolk, and is now well established with many returning guests, fantastic reviews, great media coverage and having won several environmental and hospitality awards.

The camping and glamping site has a licence to operate all year, and features 2 handmade 16 ft yurts, a traditional gypsy caravan, a 16 ft bell tent, a stilted wooden hut and 5 tent pitches. Each of the glamping options has its own secluded outdoor space and cooking shelter. Also on site is a shepherds’ hut which is currently used by the owners but could be incorporated into the business (or another structure could be added in its place) as the planning consent and licence covers an additional structure for use as holiday accommodation.

The site also features a beautiful handmade 20 ft roundhouse made from cob, cordwood and strawbale with a green roof. This substantial and quirky building has been built by the owners to a very high spec and is very near completion – but there is scope for the new owners to add their own personal touches. When complete it will form a holiday cottage to sleep 4 and will command a high rental.

Communal facilities within the campsite include a large shared kitchen barn, campfire, compost toilet, jungle shower, indoor toilet and shower block, several sheds including a large workshop/shed, large wood-store.

Adjacent to the garden is Badger Cottage – a converted brick built stables which now forms a 4 star holiday cottage with two galleried bedrooms, suitable for up to 4 guests. The living room features a wood-burning stove and there is a fully fitted kitchen and bathroom. The cottage is heated by a wood-fired central heating system and electric heaters, and has a small courtyard for sitting out. Badger Cottage has many original and quirky features, and is again licensed to open all year.

The holiday site has received some great media coverage and reviews, including ‘10 of Britain's Best Campsites with Pubs’ (The Guardian 2021), one of 6 ‘top wildlife escapes’ (Sunday Telegraph 2021), one of ‘20 Best British Campsites’ (Sunday Times 2017), 5* rating on Cool Camping, 5* ‘excellent’ rating on Tripadvisor, 4.8* rating on Google, 4.8* rating on Facebook. The holiday business has won many awards throughout its trading period – recent awards include ‘Eco Tourism Award for Norfolk & Suffolk’ 2019.
