Location
Pino Pizza & Grill is located Stansted Mountfitchet rail station, on the West Anglia main line running between London Liverpool Street and Stansted Airport and trains running approximately every 15 minutes. Stansted Mountfitchet is an affluent village with a population of 6011 as of the 2011 census, however, the area is growing with new homes developments being built on the outskirts of the village, meaning more business for the premises.

Premises
The premises are located on platform 2 of Stansted Mountfitchet train station, where there is a kiosk style hatch for serving for the coffee shop side of the business, this is located right next to the ticket office and there are no other shops at the station. On the other side of the shop is an entrance door to the pizza and grill waiting room.

From this door there is a small lobby with a door to an under stair storage cupboard, a door to the fully tiled toilet and a door to the waiting area for the pizzeria. Here is a table with seating, radiator, bay window to the front, Coca Cola fridge, TV screen and service counter.

Behind the counter is a marble pizza preparation area with 3 under counter fridges and chilled food store above. Computer system, card machine. From here is a door that leads to the flat and a doorway that leads to the pizza kitchen/coffee kiosk area.

Within the pizza kitchen is a double Italiforni pizza oven, under counter fridge, and dough machine. A step up takes you to the coffee kiosk area from platform 2 with an Expobar coffee machine and grinder, drinks display fridge, further fridge, storage shelving and microwave.

Off this area is another lobby with door to the outside parking area, storage cupboard and door to the preparation kitchen.

The preparation kitchen has stainless steel preparation tables, industrial extractor fan, double fryer, gridle, stainless steel sink, freezers and boiler serving the heating and water for the entire building.

The flat has access from the pizza area below directly into an open plan kitchen with base units, sink, washing machine, fridge freezer, cooker and doors to the bedrooms and bathroom. The bathroom has a three piece suite and tiled walls.
