The land is situated to the north of Shorne and between the larger towns of Rochester and Gravesend with convenient access to both along the A226. This part of North Kent is renowned for vegetable and root cropping with traditional winter wheat and oil seed rape rotations.

The holding comprises a ring fenced parcel of Grade I & II farmland which has historically been farmed in conjunction with 750 acres of rented land nearby.

The soils are classified by the Soil Survey for England and Wales as predominantly belonging to the Fyfield 4 Series characterised by deep well drained often stoneless, coarse, loamy and sandy soils. The northern part of the farm adjoining Lower Road is Grade I and to the south Grade II.

The land is served by 4 & 5” underground mains with 6 hydrants. There is no reservoir or bore hole on the property as water has historically been drawn from a reservoir on the let land to the north.

A quotation has been obtained for a 15” diameter bore hole at up to 100 metres in depth. A licence to abstract is not required for less than 20m³ per day unless the water is for trickle irrigation purposes so there is an opportunity for the new owner to extract water and use the existing underground pipe network.
