Richard Immobilier is a licensed registered real estate agency but unlike traditional agents we do not take any selling mandate we are specialised in searching properties wherever in France and Monaco and only for international customers we are without compromise on the buyer’s side that’s it ! We work for our clients on the basis of a non exclusive search mandate once we have a short description , budget and localisation of what you’re looking for we connect with our data base which compiles all the local real estate agents portfolios we work together with them on the basis of shared selling commission, which means you do not pay a single euro for our services, the prices you will see on our adds reflects exactly the price it is been sold for in France or Monaco, not a single euro more. The only add on is the notary fee which is established by law (around 7%). Our process : Once we have collected your wishes we will run a first search of say about 10/15 properties in line with your requirements, then you tell us what you like but more important what you don’t like ,it will help us to refine our search,then when you plan to visit the properties in France or Monaco we will conduct a final search and get appointments with the local real estate agents who have the selling mandate on the ground. We prepare a full day agenda which means that you can see in between 10 to 15 properties in one day and if necessary we can do so again for 2/3 days in a row. Remember no fees, no expenses no hidden cost,but definitely negotiation on your side to get the best possible deal. It is only when you sign the final act of property at the notary’s office that we get paid,and everything is reflected in this act price of the property, commissions to agents technical diagnosis etc … . Last but not least once you have acquired the property of your dreams and unlike « normal » real estate agent who will shake hands and say good bye after you got the keys, we provide for free a 2 years assistance scheme for your landing in France such as finding an insurance change electricity/gas/water subscriptions, find a gardener a swimming pool maintenance,an internet satellite TV provider open a local bank account etc…etc… it is not a pure coincidence if about 50 % of our new customers are coming from someone of their relatives/friends we have sold a property to sometimes ago…
