GENERAL CONDITIONS

Local Taxes and Utilities

            The Tenant will be responsible for the payment of Council Tax, directly to the Local Authority

            Water Rates (or a proportionate charge in respect of water consumption), Electricity, Gas and Heating Oil, where supplied,  to be paid by the Tenant in addition to the rent

Payment of Rent:

            Rent is to be paid to the Agents or Landlord as applicable by standing order.

Administration Fee:

            If an offer is made for the tenancy, the Agents will take an administration fee of £100 per person (including VAT) before taking up references. This initial deposit will be put towards the tenants ingoing costs and will only be refunded to the applicant at the sole discretion of the Agents.

Occupation:

            Before the Tenant takes occupation, the tenancy agreement must be signed; and all of the ingoing costs will need to be paid (cleared funds).

Ingoing Costs:

            One complete months rent to be paid in advance.            The Deposit (see overleaf) will be held by the Agents and will be returned to the tenant(s) by cheque within 10 working days after the end of the tenancy, providing the terms of the tenancy agreement have been complied with. The Deposit is held by Axworthy Property Lettings as stakeholders, in a Client Account separate from our normal trading accounts.  No interest is payable.   The Tenancy is included in the Tenancy Deposit Scheme (TDS) – www.tds.gb.com
