SITUATION
This interesting landmark occupies an outstanding rural location close to the Northumberland coast, with panoramic views of the Cheviot hills, yet is only seconds from the main A1(T) and just 6.5 miles from the historic borough of Berwick-upon-Tweed.

DESCRIPTION
The dovecote is a stone tower which is a Grade 2 Listed Building and also a Scheduled Ancient Monument and hence a building judged to be of national heritage importance. Believed by some to have been constructed as a refuge from Scottish marauders, the stone built tower has several small windows and was probably originally a windmill used for grinding corn for the ancient village of Haggerston, now largely disappeared.  Converted to a dovecote by the Haggerston Castle estate around 1824, photographs show it roofed until the 1950s. Though now ruinous, most of the 500 handmade brick nesting boxes and wooden 'potence' still survive.

PLANNING
Too small to be converted to any other use, yet too important to be incorporated into a conventional house, Robin Kent Architecture & Conservation's ground-breaking contemporary design has recently received full Planning Permission from Berwick-upon-Tweed Borough Council (Ref No: 06/B/0639) after extensive consultations with heritage bodies including English Heritage, the Ancient Monuments Society and the Society for the Protection of Ancient Buildings.

GROUNDS
The dovecote currently stands in the north section of a permanent grass field which extends to approximately 43 acres and gently slopes south towards the south low burn. The dovecote is offered for sale with grounds extending to 2 acres or thereby as highlighted red on site the layout plan herein.  However, additional land of up to 40 acres may also be available to purchase by separate negotiation, providing scope for the discerning purchaser to create a compact smallholding, if desired.
