DESCRIPTION

A private location looking down to the River Ebble is a perfect setting for this charming detached cottage thought to be the oldest property in the village.  The Meadens is believed to date from the early 16th Century and the massive cruck beams are a sign of its early traditional construction, the remaining house is completed with brick elevations on a stone plinth under a thatched roof.  It has been home to the present owners for nearly 15 years.  In the early 1990's they added a cleverly designed extension which was also thatched and merges beautifully with the original cottage.

The cottage has been meticulously maintained and beautifully presented throughout and the accommodation comprises of a large light drawing room and a spacious traditional beamed dining room which opens into the kitchen/breakfast room which was refitted in 2006.  A cloakroom and generous entrance hall completes the ground floor accommodation.  Upstairs there are four bedrooms (three doubles and a single) and two separate bathrooms.  The Meadens is conveniently well situated and spacious enough to be an excellent family house but also private and tranquil enough to be a lovely weekend retreat or retirement home.

DISTANCES

Salisbury City centre 5 miles (8 km), Odstock 4 1/2 miles (7 km), London (Waterloo) from Salisbury from 85 mins, A303/M3 (via A30) 15 miles (22 km).

SITUATION

The Meadens is privately situated in a peaceful corner of Coombe Bissett.  Coombe Bissett itself is a pretty and popular village with a pub, The Fox and Goose, a shop and post office (owned and operated by the villagers) and a busy village hall.  For a wider range of social, domestic and recreational needs Salisbury City centre is only a short drive away with its excellent shopping centre, theatre, cinema and a range of restaurants and bars.  The striking and varied countryside around the village, make Coombe Bissett a lovely place to be.

The village is situated in the picturesque Ebble Valley and close by are the wide open spaces and views of Cranborne Chase and there are many good opportunities for leisure and recreation with excellent walking, riding and cycling all around.  The area is also renowned for its shooting and fishing and there are local golf, tennis, rugby and football clubs nearby, as well as racing at Salisbury, Wincanton and Bath. The coast is under an hours drive to the south. Finally, there is a busy and varied art scene in the area with a theatre, thriving arts centre and varied live music in and around Salisbury.

OUTSIDE

The Meadens is approached down a quiet, no-through lane at the bottom of which, a five-bar gate opens into a generous gravel forecourt, which provides lots of parking and turning space and access to the garage and front door to the cottage.  Beyond the forecourt, the cottage is surrounded by lovely mature gardens, which are mainly laid to lawn and sweep down to a bend in the River Ebble.  The cottage is in an elevated position at the top of the gardens and so it enjoys a lovely view across the gardens to the river.  Also at the top of the garden, just off the forecourt is a productive well kept fenced kitchen garden with a greenhouse. The quiet position at the end of a no-through lane means that the cottage and gardens can be enjoyed with a high degree of privacy.

DIRECTIONS

Leave Salisbury City Centre heading south on the A354 Newbridge Road towards Blandford, going over all of the roundabouts and traffic lights and staying on the A354 until you come into the village of Coombe Bissett.  Carry on into the centre of the village and then a short distance after the Fox & Goose public house on the left, turn left into Odstock Lane.  Follow the lane through the village, past the shop and post office on the left and carry on up the hill.  As you go round the left hand bend at the top of the hill, Meadens Lane will come up on your left hand-side.  The Meadens is located at the end of the lane on the left.
