DESCRIPTION

Karrick House is an attractive detached period house probably dating from the mid 18th Century with a mixture of traditional painted Cob, Stone and more modern brick elevations all under a thatched roof.  The house has been home to the current owners for approaching 12 years and in this time they have comprehensively refurbished and updated the house. They have also added a ground floor extension to provide additional reception rooms and/or bedrooms and a shower room, so that the house now offers spacious and versatile accommodation with an attractive combination of period style and character and more modern contemporary finishes. There is also the opportunity to have a separate ground floor annexe if required.

The accommodation flows well from the Hall/Dining Room in the oldest part of the house, through to the Drawing Room, Garden Room and a Study/Bar in one direction and a Kitchen/Family Room in the other.  A connecting door in the Family Room leads through to the extension with an Inner Hall and Shower Room, beyond whcih there are 3 more rooms presently used as a 5th Bedroom, Family Room and Study, and beyond this a Conservatory. Upstairs, there are 5 Double Bedrooms and a Family Bathroom, all beautifully presented throughout with double glazing and a modern oil-fired central heating system.

SITUATION

Karrick House is situated off Tanners Lane, a quiet lane leading away from the centre of the village.  Shrewton itself is a busy and thriving village with a primary school, doctor's surgery, garage and a convenience store.  More local amenities are available nearby in Amesbury and/or the historic Cathedral City of Salisbury, 11 miles to the south.  Salisbury has an excellent shopping centre, theatre, cinema and a good number of restaurants and bars.  Shrewton is one of the principal Plains villages and is surrounded by some of the most dramatic countryside in the south of England.  There is fine walking and riding country all around and many opportunities for sport and recreation.  The area is renowned for its shooting and fishing and there are golf, tennis, rugby and football clubs in the area and racing nearby at Salisbury, Bath and Wincanton.

Shrewton is quite well placed for those who have to commute to work or travel to and from London.  The A303/M3 is within 10 min’s drive bringing London and the business centres along the M3 and M25 corridors within easy reach. There are fast regular trains to London (Waterloo) from Andover and Grateley stations. The area has also become well known for the wide selection of schools at all levels with Boys and Girls Grammar schools, as well as Leaden Hall and Chaffyn Grove prep schools and The Cathedral School and Godolphin in Salisbury.  Dauncey's and Warminster schools are also close by.

OUTSIDE

The owners of Karrick House have also re-landscaped walled gardens which surround the property and extend to just under a 1/4 of an acre.  As the family travel a lot, the gardens have been designed simply and with a low maintenance requirement.  Tall double gates open off the lane into a large gravel forecourt which also leads to the detached Double Garage.  An attractively stocked border and wrought iron gates separate the forecourt from a second gravel courtyard and side entrance to the west of the house.  To the east of house is a large paved terrace area with borders, a retaining wall and wrought iron gates opening onto a lawn with more borders and a few specimen trees.  It is quite possible with a little thought and effort to see how the gardens could be re-planted and rearranged to create more of a “gardener's” garden.  In the meantime, the existing gardens provide a lovely setting for the house and can be enjoyed with a high degree of privacy.

Double Garage 20' x 18'3" (6.1m x 5.56m) with two up-and-over doors, mains power and light.  To one-side is a useful workshop (19'3" x 8'6" (5.87m x 2.59m)) with a staircase up to an attic storeroom (10' x 5' (3.08m x 1.53m)) into eaves. The storeroom is presently used as a gym and could be combined easily with the ground floor workshop to provide a useful annexe subject to obtaining the required consent.
