SITUATION

The property is set in the small hamlet of Thrushelton which nestles within a small valley above a tributary of the River Thrushel which in turn leads into the Tamar.  The cottage is set next to the Parish Church and other houses here are all of an older style.  Thrushelton can be found less than a mile north of Lewdown.

Lewdown is a village found approximately ten miles to the North of Tavistock, there is a Post Office/village shop and the Blue Lion Public House with the primary school of Lewtrenchard nearby.  Lifton is a village approximately two miles to the West where there are more facilities and a further primary school.

Tavistock is a thriving market town (voted best Market Town in 2003) situated on the edge of the Dartmoor National Park in West Devon.  It has good shopping facilities and a full range of state schools plus several public schools, including preparatory schools and a senior college.  Recreational facilities include golf courses, cricket, rugby, football and tennis clubs and all indoor sports.  Scenic walks abound.  Tavistock is approximately 15 miles from Plymouth where there is a civil airport offering regular internal and continental flights, a cross Channel ferry service to Roscoff, Brittany, and a British Rail Inter City service to London, Bristol and the North.

DESCRIPTION

The property is a Grade II Listed detached house built in the early to mid part of the 17th Century and re-built in the 19th Century.  It is constructed of solid masonry walls under a Delaware slate roof.   A copy of the listing and further description of the construction can be seen in the office Ward & Chowen.  It appears that the property was originally the poor house of the area, later the Sextons’ Cottage and now offers versatile family accommodation.  Set on two floors, there are four reception rooms on the ground floor as well as kitchen/breakfast room and cloakroom.  Two staircases lead to four bedrooms on the first floor, one of which has an en-suite shower room and there is also a family bathroom.   A great deal of character has been retained and the cottage has been sympathetically renovated and is beautifully presented.  There is a large granite fireplace in the living room and another in the dining room with a cloam oven and woodburner.   There are beautifully exposed beams in the sitting room and second bedroom, as well as there being another inglenook fireplace in this room.
